New money saving options from Miller Homes An evening of great conversation, coupled with massive amounts of money saved, awaits discerning homebuyers in the Leeds area. Miller Homes is pleased to announce that Stonebridge Fold on Station Lane is one of its first Yorkshire developments able to offer the Government backed Homebuy Direct scheme.

The evening of Thursday 2nd April (5.30 -7.30pm) will be dedicated to explaining the advantages of homes available under the initiative.

As part of the Government’s £400 million HomeBuy Direct Scheme, Miller Homes is releasing 15 plots at Stonebridge Fold under HBD. Purchasers will have the opportunity to purchase 100 percent of their home by paying 70 percent of the value, with both Miller Homes and the Government equally funding the remaining 30 percent. The 30 percent equity loan will only become repayable after 25 years or when the customer sells their home, whichever comes first.

One of the big bonuses of the scheme is that the equity loan is only repayable after 25 years, and there is no interest payable for the first five years.

Ross Clarkson, field sales manager for Miller Homes Yorkshire said: “The scheme is designed to assist first time buyers, key workers and people re-entering the property market. It will help more people who have found it almost impossible to get a foot on to or climb up the property ladder, either due to the tightening of mortgage lending or because they have struggled to raise the deposits they need to secure a new home.”

One example of a home available under the scheme is the stylish one bed apartment priced from only £80,000. Although through HBD the purchaser will only be required to find the funds for just 70 percent of this value, just £56,000. Other choices of homes available on HBD at Stonebridge Fold include, the larger than average three bed Belfair for just £125,996.50 the normal price is £179,995 and the family sized four bed Witham for as little as £117,250, normal price £167,500.

Ross continued: “We’ve already had a great amount of interest, with four plots already being reserved by pre-qualified purchasers. I would strongly urge anyone finding it difficult to afford a new property to come and chat to us, they will be told on the night if they are eligible for the scheme or not.”

Independent financial advisers JDB will also be on hand to offer advice and go through the pre-qualifying process, which enables eligible purchasers to reserve their plot on the night.

East Ardsley is a perfect location for commuting to any of the major towns and cities in West Yorkshire with excellent transport links to all major road and rail networks. It is conveniently situated just two miles from the centre of Wakefield and only six miles from Leeds. The M1 and M62 motorways are nearby and the main A650 from Wakefield to Bradford also goes through the village. East Ardsley itself offers an excellent range of shops and the White Rose shopping centre that is only three miles away.
