Want to redecorate? It's cheaper to buy with Persimmon If you're tired of the décor in your home and are thinking of redecorating, perhaps the kitchen needs a fresh look or the bathroom really requires some attention, it may seem drastic, but at the end of the day, buying a brand new home from Persimmon could turn out to be a cheaper option.

Not many of us jump at the chance of doing a bit of DIY and the expense of employing workmen can be costly and inconvenient. By purchasing a brand new home, these traumas are avoided and you get the best of both worlds, with a new home decorated just how you want it to be.

In research carried out by National Opinion Polls for Halifax it seems that the simplest things can put us off an older property from peeling paint (23 per cent) and smoke stained walls (37 per cent) to more serious but common problems such as mould (51 per cent).

Since everything in a newly built home is brand new, there'll be no home improvement costs, no need to redecorate, rewire, replace the kitchen or bathroom, install a second bathroom, re-insulate, install a new boiler or central heating, replace windows, doors or guttering. Indeed, not having to upgrade an older property could save you up to £22,000 - which is enough to buy a new car plus a family holiday - and still have money left over.

Steve Matthews, sales director for Persimmon Homes East Midlands, comments: "Buying a new home has so many benefits, including the range of choice on offer, our purchasers can choose from a variety of differing styles of homes and apartments and also personalise the interior fixtures and fittings too from our Finishing Touches range meaning that they can move in and not have the hassle of modernising or redecorating."

At the company's Romans Gate development in Ancaster for instance, Persimmon has a range of four bedroom homes on offer, which are bound to impress househunters. Prices start from as little as £197,500 and one property is also ready for immediate occupation meaning purchasers could enjoy the benefits of buying new in a matter of weeks not months.

Persimmon is also offering househunters its Government supported ‘My Choice Homebuy' shared equity scheme, where purchasers own 100 per cent of a property, having only paid for 50 per cent. Persimmon also doesn't require a deposit for the homes, although there is a nominal reservation fee.

Steve explains: "My Choice Homebuy makes a real difference to househunters as it allows them to take out a mortgage which they feel comfortable with to pay for the initial 50 per cent and hold off paying for the remaining 50 per cent for a few years until they feel more financially secure. Also the remaining 50 per cent is payable at just 1.75 per cent, making an extremely affordable option."

Under the scheme homes at Romans Gate are priced at just £98,750 for a four bedroom home.

Steve concludes: "Another advantage of a newly built home is that it will be constructed with modern building products whilst benefiting from good sound and heat insulation, leading to lower fuel costs.

"In fact, all new homes currently being built will use 40 per cent less energy than the equivalent home built prior to 1992. Based on current figures, the yearly fuel bill in an average UK home amounts to £800, whereas a new build home's fuel bill cost is around £300 - a saving of an impressive £500 a year."

The pretty village location of Ancaster provides the perfect backdrop for Romans Gate, with its pleasant surroundings and several local amenities on offer. Add to this its close proximity to Grantham, Sleaford and Newark and Roman's Gate is a very attractive proposition.
