Curb the cost of moving through part exchange

Moving house can be an exciting, yet expensive experience. As well as the moving costs, there is the deposit to find, stamp duty to pay, as well as the many other home comforts to pay for.

However, Stamford Homes can help curb the cost and take the hassle out of moving – as well as sell your existing home for you – through its popular part exchange scheme.

A range of two and four bedroom terraced and detached homes are currently available at the popular Water’s Edge development in Lakeside, Scunthorpe.

And part exchange is one of several cost-curbing incentives currently on offer from Stamford Homes, on new homes that are due for an early summer 2009 completion.

Under part exchange, Stamford Homes will obtain valuations on your existing property through local estate agents.

Providing you and your existing property meet certain criteria, Stamford Homes will then make you an offer for your existing property based on the average price of the valuations.

Stamford Homes regional sales and marketing director Peter Bond said: “Part exchange couldn’t be simpler. It takes away the uncertainty of you selling your existing home and enables you to buy a new one relatively quickly and hassle-free.

“Part exchange is one of our most popular incentives, and allows customers to take their next step on the housing ladder without the stress that can accompany selling and existing home.”

However, other incentives, on selected homes at the development, include:

- Five per cent deposit paid, subject to exchange of contract within 28 days.

- The 75/25 scheme which allows you to own 100 per cent of your new home for 75 per cent of the price. The remaining 25 per cent will be made up of a low interest loan, repayable within 10 years.

- Homebuy Direct. Customers need only to secure a 70 per cent mortgage, and the remaining 30 per cent will be met in equal shares by the government and Stamford Homes. This scheme is available across all available homes and apartments on the development.

Water’s Edge – where current prices start from £120,000 – is open from Thursday to Sunday from 10.30am until 5pm.
