The Nu approach to house selling In these more difficult times many housebuilders are offering incentives as they compete to attract buyers. However one developer, Keren Homes, has taken a completely new approach and, rather than putting a set menu of offers on the table, they are prepared to do whatever it takes to help buyers move into an apartment at ‘Nu' in Birmingham city centre.

"Everyone is different and whereas one person might have difficulty in raising the deposit, another might need help kitting out the home, paying the removal costs or even buying a Smart Car to get around the city! Whatever the problem, Keren Homes will try and find a solution," says Donna Smith of selling agents Connells. "With prices starting at £155,000 and so many different deals available, they offer first time buyers the chance to move into something that they would be happy to live in for several years, perhaps renting out the second bedroom to help meet the mortgage costs."

With two show homes now open at Nu, visitors can appreciate just how spacious these apartments are. As the two double bedrooms are almost the same size, they are ideal for renting out and their location, on a side road with secure parking on site yet within walking distance of New Street Station and the city centre, is already creating a buzz amongst lettings agents.

Many of the 29 apartments currently for sale are dual aspect with Juliet balconies and include an ensuite shower room as well as main bathroom. Others have a "Jack and Jill" bathroom i.e. with connecting doors to both the main bedroom and the hall. Kitchens have contemporary Lemongrass flooring, chrome sockets and switches, a range of units with under-cupboard lighting and integrated hob, oven, fridge/freezer, washer/dryer, heat detector alarm and extractor unit.

To cater for today's lifestyles there are TV points and broadband capable telephone points in the living area and bedrooms, plus a further telephone point in the hall.
