Off-plan sales buck the trend in Solihull

Off-plan sales buck the trend in Solihull A Solihull development is bucking the current property trend with consistent sales that have put it way ahead of budget and target levels. Heritage Gate by Bryant Homes, just off the Stratford Road in Shirley, has been selling well off plan at a rate of over one per week over the last two months – and that’s without a showhome to view after it was snapped up as soon as it came on the market.

The last phase of apartments recently released was also launched early due to popular demand.

Sales & marketing director, Carol Edwards, says: “We’re some 75% ahead of budget and that’s quite exceptional in today’s tougher economic climate. We have just 10 properties of the original 96 remaining now and I can honestly say that Heritage Gate sold consistently well during the second half of 2008 and continues to be very popular now as belts tighten somewhat.

“Despite the current property trend, both visitor levels and sales here have been really encouraging - and we remain cautiously optimistic because the desire to buy a new build home is still there, plus more sustainable price levels give us confidence in the affordability of new homes for the future.

“I’m not that surprised really, because the development is ideally located off Stratford Road in desirable Shirley and within easy walking distance of an abundance of local amenities including supermarkets, schools for children of all ages, plus health and leisure facilities. Birmingham and Solihull are just a short journey away by car, offering a wider range of shops and services, while commuters will also appreciate the development has excellent road links to the M42, M40, M5 and M6.

“What’s more, the development contains brand new housetypes that are sure to further tempt homebuyers looking for top quality properties, in a flourishing area, offering real affordability. Plus, with prices at their most attractive for years, interest rates at historic lows and a host of incentives available to help homebuyers get on and move up the property ladder, now could really be the best time to move.”

Current availability at Heritage Gate includes designer apartments with parking space from just £124,995, but particularly in demand are spacious three bedroom family homes in the ‘Keats’ design, which has a separate kitchen and open-plan lounge and dining area, while upstairs there are three bedrooms and a family bathroom – from just £189,995. You can even take advantage of a free ‘Exec Spec’ package that includes carpets throughout, appliance upgrades and a handy house to home removals service!

Part Exchange is also available and proving popular because it guarantees a buyer, a fair price and no worries over a moving date for the existing property, or being let down by banks, solicitors and even buyers pulling out. Subject to survey, Bryant settle on a price for your old house and stick to it, along with a realistic completion date, so there’s no unpredictable chain to hold things up.

Ms Edwards adds: “There are no agent’s fees to pay either as we’re effectively buying your home from you – leaving you to move in to your new home as and when you’re ready – plus we can even accommodate ‘chainbreaker’ deals whereby we step in and purchase another property further down the chain if things fall through. This stops the purchase getting held up, or even grinding to a halt and our customers tell us that it provides extra peace of mind and takes all the stress and strain away.”

Other availability includes three bedroom mews homes in the ‘Newell’ style with garage and allocated parking from £239,995 plus four bedroom executive ‘Thorpe’ homes with garage and allocated parking from £245,995. For further information visit Heritage Gate between 10.00am and 5.00pm daily, or log on to Bryant.co.uk.
