First time buyers get an off-plan deal First-time buyers Parvaiz and Natalie Elahi have taken advantage of a great off-plan deal to swap their two-bedroom rented flat for ownership of a spacious new four-bedroom home at George Wimpey’s Kingsland Grange development in Streetly, Sutton Coldfield.

The couple, who married two-and-a-half years ago, had been saving hard to get together a deposit for a home of their own, but hadn’t thought they would be able to afford such a big place at the new development – until they went along to a pre-launch event at Kingsland Grange.

“We love the area Kingsland Grange is in,” explains Parvaiz (40), a train driver for London Midland, “it’s just a 30-second walk from Natalie’s parents’ home, and after they told us George Wimpey was starting to build in the area we went along to the development as soon as the Sales Centre opened.”

Parvaiz and Natalie (32), a dental nurse, found they could afford a four-bedroom home by purchasing ‘off-plan’, securing the property for a guaranteed good price with no worry about it going up over the coming months – or being gazumped by another buyer.

“We hadn’t thought we could afford such a large home,” adds Parvaiz, “but property prices had come down and we were able to secure a far better deal than we imagined.

“We’re now able to see our home being built because it’s so close to where we’re staying, with Maureen and Tony Bailey, Natalie’s mum and dad. They are lovely and make us very welcome, but having a place of our own just around the corner is something we’re really looking forward to.”

Parvaiz and Natalie, who will move to their new home this winter, were among 16 purchasers who have secured their home early at Kingsland Grange.

A choice of homes are currently available to reserve off-plan, including the three-bedroom ‘Chester’ priced from only £182,500 and the family-sized five-bedroom ‘Ashbury’ and ‘Linford’ houses starting at just £399,995.

The spacious five-bedroom ‘Ashbury’, for example, is a home that will appeal to those wishing to move up the property ladder for less, by taking advantage of the smaller step-up in prices for upsizing.

Priced £425,000, the ‘Ashbury’ is an imposing double-fronted residence laid out over three floors with a main lounge and study to the front of the property, which benefit from elegant bay windows, and a second reception room which opens up through double doors to the private garden and the main lounge.

The second reception room also leads into the spacious L-shaped kitchen/dining room, and on into a utility room and downstairs cloakroom.

On the first floor, three bedrooms, including the master with two double built-in wardrobes and en-suite facilities can be found, along with the family bathroom which includes a separate shower cubicle. The second bedroom also benefits from built-in wardrobes.

Customers reserving now can benefit from George Wimpey’s Easymover programme, which provides a range of special incentives on selected properties for first-time buyers including an extra 5% towards their deposit, while customers with a property to sell can reserve their new home and then sit back and relax while the housebuilder finds a buyer for their current property – guaranteeing 100% of the market value – and pays the estate agents’ fees.

Close to Sutton Park nature reserve – 2,400 acres of woodland, heath and wetlands – life at Kingland Grange offers ample opportunity for walking, cycling, fishing, sailing and orienteering, while Streetly is also home to a wide range of shops for everyday needs, a library, community sports facilities, pubs and places to eat, four primary schools and a specialist sports college.
