Enjoy the great outdoors in an urban location

11th June 2008 Print
When it comes to choosing somewhere to live, the old mantra that location is everything still rings true. House hunters want it all – a well built, stylishly designed home in a great location, close to shops, restaurants and amenities and a short walk to a station or bus routes. Many purchasers are increasingly looking for a home that is also close to green space, so they have somewhere they can go to get away from it all.

Nayland Court, the main residential element of The Market Place Apartments in Romford ticks all these boxes. Not only is it located right at the heart of the town centre but it also has a rare element for town centre developments – its own private courtyard garden.

As well as ticking all the right boxes for good location and convenience, when residents need to find a place to relax, Nayland Court fits the bill. One of the development’s key features is the private landscaped deck area that is nestled amongst the apartments creating an elevated outdoor ‘courtyard garden’. Created purely for the exclusive use of residents, this is a rare feature for town centre apartments and will provide a tranquil space with landscaping and seating.

Nayland Court, marketed by Telford Homes, is being developed by Pickenham (Romford) Ltd as part of a 3.5 acre redevelopment of the Market Hall shopping centre in zone six Romford. Nayland Court sits above two floors of newly built retail and office space at the shopping centre. The development is located on four levels (rising from level one which is some 11m above ground level) and is accessed by a private entrance from street level, either from the Market Place itself or from Duckingstool Court to the rear. The development has a contemporary external design featuring a mixture of traditional red brick façades with neutral coloured render and dark feature panels of low maintenance boarding.

Nayland Court’s central location is key; residents will be just above all the new facilities at the newly built Market Hall, including a doctor’s surgery, retail outlets including a Boots dispensary, plus (still to come) the Manna Food Court, an exciting new 10,000 sq ft food hall which will have a wide selection of retailers, including traditional butchers, bakers, a fishmonger and wine merchant. As well as the thrice-weekly market in the square below, a twice-monthly Farmers’ Market also takes place on nearby South Street.

Nayland Court is also ideally located for road and rail links. Zone 6 Romford station is situated only a short walk away offering travel connections to Stratford in 8 minutes and London Liverpool Street in only 17 minutes. With several bus stops close by on St. Edwards Way, bus travel in most directions is equally easy.

The selection of one and two bedrooms apartments at Nayland Court offer good sized living accommodation - many of the two bedroom homes will have two bathrooms and a selection of apartments have separate kitchen and living space, with most also featuring a south facing terrace or balcony. Several apartments are dual aspect and will have elevated outlooks across either the Market Place south or into the courtyard garden to the rear. Apartments include all fixtures and fittings - floor coverings, fitted kitchens with Smeg appliances and bathroom suites by Roca. All apartments come with an audio entry phone system and residents will also have the peace of mind of the Telford Homes customer service support which provides exceptional customer service with free 24/7, 365 days a year support for the first two years of ownership of the property.

Sheena Ellwood, Marketing Director at Telford Homes, comments: “Nayland Court has an enviable central location that means residents don’t have to go far to access great facilities and amenities such as the new food court. On top of this, when they are looking to escape urban life and recharge their batteries they can retreat to the lovely private landscaped area – their own oasis in the town. It’s the perfect combination.”

The first completions will take place this summer. Prices start from £169,000 for a one bedroom apartment (level 4, 542 sq ft) and two bedroom apartments from £220,000 (level 2, 726 sq ft). The show apartment and sales centre is located on the first floor of the new Market Hall, open Monday to Saturday 10.00am to 5.00pm.
