Savills brings Toppesfield Hall to the market Toppesfield Hall, an appealing family farm situated in Great Yeldham, Essex, has come to the market with international real estate advisor Savills. The company’s Chelmsford office will be handling the sale of the estate which has been in the same family ownership for over 100 years.

Savills is marketing Toppesfield Hall in three lots or as a whole with a price guide of £3.7million. The Grade II listed five bedroom farmhouse, swimming pool and tennis court make up lot one, along with a range of traditional farm buildings and 163.56 acres of land.

Tim Cooper, Associate Director of Savills Chelmsford, comments: “To be given the instruction to sell Toppesfield Hall is a privilege as this property hasn’t been sold on the open market for over 100 years. The chance to buy a farm of this kind in Essex is a rare opportunity as mostly they pass from generation to generation in the same family ownership. We expect interest to be high from those looking to invest in land as well as those looking for a working farm and family home.”

Toppesfield Hall dates back to the late 16th century although it was altered in both the 18th and 20th century. The property’s accommodation is arranged on two floors with the oak panelled reception hall offering access to three good size reception rooms, all of which benefit from good ceiling heights. Both the drawing room and dining room have exposed carved roof timbers and the hallway includes a fireplace which has an early 17th century timber panelled surround.

The kitchen contains a four door oil fired Aga and is fitted with purpose built maple dressers and matching island unit. The first floor comprises five bedrooms, with two bathrooms set around a spacious landing area which is well lit with natural light through a glazed cupola situated over the stairwell.

The house also benefits from a conservatory with double doors that lead into the mature gardens. The garden room from the main house provides a link way to a brick and slate roof annexe which has recently been refurbished. This now includes a kitchen with fitted units, bathroom and sitting room on the ground floor and two bedrooms on the first floor.

The farm buildings adjacent to the main house are a range of both modern and traditional construction including a former coach house and mill house, storage barns and a grain store for approximately 800 tonnes of grain. A further on-floor grain store with a capacity of about 400 tonnes is available as lot two.

The remaining 326.51 acres of land makes up lot three. This parcel of mainly arable land forms part of the valley of a tributary to the River Colne and is enhanced by blocks of woodland. The stream forms an attractive feature with on either side woodland, rough pasture and in places willow plantations. The nature of the farm set in a rolling landscape has helped the owners to create a rough shoot. The land has been used to grow combinable crops and this year the majority of the arable land is currently sown to wheat.
