Family homes in demand across the East Demand for family homes is rising across the East of England, in spite of more challenging conditions. The market for bigger, better homes with more space for growing families remains strong in the face of limited supply. A survey carried out by Savills research shows that the biggest driver of demand is the desire to move up the housing ladder, with those looking to do so outnumbering those seeking to trade down by two to one.

76% of the respondents in the occupier demand survey indicated they would be happy to live in new build properties, with 36% expressing an active preference for modern housing. New homes do not require much maintenance, are energy efficient and are built to meet the needs of the modern family.

In response to this, developers such as Crest Nicholson and Hopkins Homes are delivering much needed family homes in a range of locations across the East of England. Savills is currently marketing family homes in and around Ipswich, where interest is extremely high. Richard Aldous, Head of New Homes for Savills Ipswich, comments: “We have seen a rise in demand for good quality homes across the eastern region, specifically in Ipswich. The modern family needs flexible living space in a good location with more and more people wanting low maintenance, hassle free homes. The lack of supply is a problem, though this is down to land availability, and we are seeing developers starting to deliver these homes where possible.”

Elmside Lea is Hopkins Homes’ stunning development on the edge of Walsham le Willows, Suffolk. The scheme of 53 two, three and four bedroom homes is set in a picturesque location, offering the very best of family living in the country whilst still having good transport links to Bury St Edmunds and Ipswich.

Each home is traditional in design and has been individually crafted to work with the local vernacular whilst offering flexible living accommodation. At Foxgrove Gardens, Barratt Homes’ scheme of apartments and houses in Ipswich, the family homes have been extremely popular with local purchasers. So much so that Savills is marketing just three remaining houses in this phase of the scheme. A three bedroom terrace house with a single garage is priced from £178,995, whilst the four bedroom mid terrace townhouses with a parking space start from £214,995.

Crest Nicholson’s Blakenham Park is situated only a mile from the centre of Ipswich and is ideally placed to get the best out of town and country living. The great location, close to a choice of first class modern amenities, combined with the stylish designs of the properties ensures that Blakenham Park offers exceptional value for money. Savills is currently marketing a mixture of two, three and four bedroom two and three storey town houses with prices ranging from £149,500 for a two bedroom house to £210,000 for a four bedroom family home.
