Ready, Steading, Go! A traditional stone and slate farmhouse and steading for renovation and conversion in an elevated position with spectacular far reaching views over the Moray Firth.

Smiths Gore’s Fochabers Office are marketing Williamston Farmhouse and Steading, to be sold as a whole or in two lots. The property enjoys a very private location and represents an excellent redevelopment opportunity for up to two dwellings subject to the grant of appropriate planning consents.

Lot 1
Williamston Farmhouse is a traditional stone and slate roofed 1½ storey farmhouse. There are two reception rooms and a store on the ground. On the first floor there are two attic bedrooms and a box room. The building has been unoccupied for several years and is now in need of complete refurbishment. The house stands in garden grounds of about 1/4 acre and enjoys a particularly fine position with excellent views over the Moray Firth towards Buckie and the sandy beaches heading towards Lossiemouth to the west.

Lot 2
Situated a short distance to the west of the farmhouse is a traditional stone and slate roofed steading building. The building is thought to comply with current local planning policies and has considerable potential to make a delightful rural home.

Williamston is located in the hills behind Buckie but despite its secluded situation is only 3½ miles from the town centre. Buckie offers a wide range of facilities including primary and secondary schooling, hospital, doctor’s surgery, dentist, supermarkets, shops and leisure centre. More comprehensive facilities can be found in Elgin approximately 15 miles to the west. Aberdeen Airport is about one hour’s drive away with a wide range of national and international flights.

The Moray coast is only a short distance from the property with long sandy beaches at Lossiemouth 16 miles and Cullen 8 miles. There are also mooring facilities in the local harbours at Cullen and Findochty for small boats. The area also has numerous golf courses at Buckie, Spey Bay, Cullen and Lossiemouth to name but a few.

Jamie Watson, of selling agents Smiths Gore’s Fochabers office says: “Situated in the hills above Buckie at the end of farm road, Williamston provides the opportunity to create a spectacular retreat. Any redevelopment of the property should take advantage of the magnificent views over the long sweeping golden sandy beech towards Lossiemouth and the Moray Firth.”

Williamston Farmhouse & Steading is marketed for offers in excess of £103,000 for the whole.
