Perfect location for border raids! A superb and spacious family house located in the small Borders village of Birgham, with excellent views across the Tweed to the Cheviots beyond.

Smiths Gore’s Berwick Office are marketing Kirkend, providing an ideal family home within commuting distance of both Edinburgh and Berwick-upon-Tweed. The house is deceptively spacious and immaculately presented throughout and enjoys superb southerly views across open farmland to the Tweed and the Cheviot Hills beyond.

Kirkend was constructed approximately 15 years ago but completely renovated in the last few years, and provides accommodation over a single floor, briefly comprising 3 double bedrooms, (master with en-suite), large living room, study/4th bedroom, large kitchen, dining room, cloakroom, family bathroom and utility room. A large area of off-road parking is located to the front of the property, together with a detached double garage. A fantastic garden is located to the rear, with direct access from the master bedroom and study, enabling the purchaser to enjoy the fine views.

Birgham is a quiet rural village, situated 18 miles to the south west of Berwick-upon-Tweed and approximately 52 miles from Edinburgh. On an historical note, the name Birgham originated in about the 7th century and means "bridge settlement" in Anglo-Saxon. The ancient bridge was the lowest dry crossing of the Tweed for centuries, and its continued existence is implied by the battle fought on the opposite bank at Carham in 1018. King Malcolm II's victory over Earl Uchtred of Northumbria at this battle effectively set the Tweed as the border with England.

Niall Macalister Hall, selling agent at Smiths Gore’s Berwick Office says: “The property provides a range of flexible accommodation in a stunning location, maximising onthe superb views over the Tweed.”

“The garden is well designed to make the most of the sunshine throughout the day, with two paved patio areas and a raised decking.”

Kirkend is marketed for offers in excess of £355,000. For further information, visit smithsgore.co.uk.
