Upsizing to a larger property is a daunting prospect after the economic turbulence of 2009, but developer Crest Nicholson is offering its Part Exchange incentive at its popular Larks Reach development, helping to make taking the next step on the property ladder simpler and less daunting.

One couple at the development in Red Lodge managed to secure their perfect home, double the size of their previous property and also have a manageable commute with the help of the scheme.

Darren Thompson and wife Annie were living in a two bedroom property in Kent, when they came across Larks Reach on the internet. The couple were originally looking to move to match Darren’s daily commute to London and so, when they came across the development in Red Lodge, they were impressed with the location and the quality of the houses and thrilled to hear about the Part Exchange scheme on offer that meant they could upsize to a four bedroom property with a garage.

Darren comments, “As well as the great incentives on offer we were really impressed by the site, it was one of the best we had seen, we really liked the surrounding countryside and it seems like such a friendly community to move into. The properties are of excellent build quality and the fixtures and fittings that came with the house are first-rate and really high-tech. The size of the Elsenham house style that we have purchased is fantastic, meaning that we now have much more room for our family and friends to come and stay.”

Darren continues, “The location of the development was a major factor in our move, as the transport links to London are brilliant and the access to the local amenities is very convenient. Also, the surrounding towns and villages are a joy to visit. We are so happy that Crest Nicholson was able to offer us Part Exchange as it has made upsizing to this great house so much easier and the customer service was absolutely fantastic.”

With Crest Nicholson, Part Exchange is simple and the benefits are clear. Firstly, potential purchasers identify the Crest Nicholson property they wish to buy, and then the company will arrange for three independent local estate agents to value their existing property. Crest Nicholson will make an offer within 7 days and once the offer is accepted, customers can reserve their brand new home, with the added benefits of the estate agents fees and HIP’s being covered.

Larks Reach is a stylish collection of three and four bedroom houses and two bedroom apartments. Kings Warren has been carefully master-planned to create a fully integrated community that is perfectly situated to enjoy the best of both town and country living, with a range of first class local facilities. Along with 1,250 new homes, when complete the development will also feature a well-equipped sports complex that will include three standard football pitches, as well as a cricket pitch complete with pavilion and changing rooms.

Annette Cole, Sales and Marketing Director at Crest Nicholson Eastern comments: “For couples like Darren and Annie the Part Exchange scheme offered by Crest Nicholson at Larks Reach means that they can purchase a much bigger property in a much more convenient location without many of the stresses that selling an existing property can create. The location of Larks Reach is also perfect for those looking for a rural home within easy commute to London and the nearby towns.”

As well as offering a peaceful rural setting, an excellent road and rail infrastructure close by means that Kings Warren residents are well connected. Newmarket is less than 15 minutes’ drive along the A11. Kennet Station is located just three miles away and provides frequent and direct rail links to Cambridge in just 30 minutes, where trains run directly to London Kings Cross station in just under an hour. Alternatively, Cambridge city centre is just 18 miles by road and there is also easy access to the A11 and nearby A14.
