First time buyer events in Telford

Taylor Wimpey West Midlands is hosting a Government-backed ‘HomeBuy Direct’ weekend at two popular Telford developments on May 1st and 2nd.
This timely initiative is to specifically help first time buyers get on the property ladder with an interest free equity loan – and is proving to be a real lifesaver at both ‘eco’ development The Village on Holyhead Road, Ketley, as well as Castle Meadows on Castle Lane in downtown Hadley. Independent financial advisors and Taylor Wimpey staff will be on hand on Saturday and Sunday to answer any questions and provide solutions. This means superb family homes are now available for 70% of the price – with only a 5% deposit to pay!
The HomeBuy Direct scheme is aimed at helping buyers with a household income of less than £60,000 to afford the home they want. An interest free equity loan is available for up to 30 percent of the value of the property, co-funded by the Homes and Communities Agency and Taylor Wimpey. For example, if you qualify for a mortgage of £140,000, you could buy a property worth up to £200,000.
Jan Titley, sales and marketing director for Taylor Wimpey West Midlands, explains: “The new HomeBuy Direct scheme is a great way for purchasers to afford their first home. It’s designed to overcome the hurdles of high mortgage costs and larger deposits which – despite the market recovering - are still preventing many people from buying. There are only a limited number of our new homes available through the scheme and we anticipate that interest in them will be high, so it’s definitely worth visiting both marketing suites over the Bank Holiday weekend to see what’s on offer.”
No interest is charged on the equity loan for the first five years and the buyer has to contribute the remaining equity through an agreed mortgage. Buyers are also able to pay off the equity loan in instalments at any stage after the first 12 months or sell their HomeBuy property on the open market if they wish – with the equity loan being repaid by way of a share of the sales proceeds.
The eight remaining properties at The Village are striking three bedroom ‘Lawley’ homes, which start from just £164,995 but through ‘HomeBuy Direct’ the price equates to only £115,496. It offers three double bedrooms (one with ensuite) a spacious reception room with French doors to the rear, plus a desirable and versatile study/bedroom with its own stunning roof terrace.
The Village is one of only seven Millennium communities in the UK designed to increase energy efficiency and lower our carbon footprint. Every property has an EcoHomes ‘excellent’ rating and this reduces metered energy consumption and mains water consumption by 20%. Increased circulation areas created by roomier living spaces, high insulation levels and low energy heating systems all contribute to the homes being substantially more environmentally friendly.
Castle Meadows, meanwhile, is another flagship development combining luxury apartments, traditional detached properties and contemporary mews-style homes on the former GKN Sankey football stadium and car park off Britannia Way. Taylor Wimpey have brought in specialist architects to ensure it offers all of the modern benefits of a new build, but fits in with the local Hadley surroundings.
Here, a tall and elegant four bedroom three storey ‘Dunsmore’ with separate breakfast/kitchen area, spacious lounge featuring French doors to the private rear garden, two bathrooms and single garage is available from just £159,995 – but this equates to only £111,996 via HomeBuy Direct.
The Village is open daily between 10am and 5pm. Phone 0845 071 8846. Castle Meadows is open Thursday – Monday 10am till 5pm.
Taylor Wimpey West Midlands also has a number of schemes to help second time buyers move up the property ladder and secure more space. ‘Moving Solutions’ means you can quickly move into a brand new home in Telford stress-free, while Taylor Wimpey take care of the sale of your existing home and all the associated moving costs.
