The true meaning of va-va-voom is expressing that something is lively, sexy or exciting and a more apt definition couldn’t be found when trying to describe Miller Homes’ striking Varcity development in the capital.

Located of the former site of Telford College, within the esteemed Fettes area of Edinburgh, Varcity is unlike anything else currently available in this part of the city, where its one, two and three-bedroom apartments, city houses and duplexes have sent pulses raising among potential purchasers.

Another appealing aspect to life at Varcity is that the range of properties, both in terms of size and price, have enabled a diverse number of buyers, from first footers to professional up-sizers, to equally enjoy the benefits of apartment living. This has also allowed the development to generate a dynamism of its very own, effectively creating a vibrant micro-village in the heart of the city.

For first time buyers, the collection of stylish one-bedroom properties is a must. When viewing these innovative apartments, purchasers could be forgiven for thinking that they have crossed the pond and are in fact eyeing a slick property within New York’s Greenwich Village or its thriving Manhattan district – indeed, the stylish interior of the recently opened two-bedroom show apartment has clearly been influenced by the city that never sleeps.

Type 10 is a fine example of the allure of the one-bedroom properties. Clean, crisp lines and the best modern materials ensure the apartment has a very contemporary edge. The layout includes a large lounge with dining area that seamlessly flow in to a well-planned kitchen, with its chrome oven, hob and glass splashback and integrated dishwasher and washer/dryer. This enables residents to enjoy opening up their home, especially for social gatherings, as they unwind on a Friday evening with friends and embrace the start of the weekend.

The roomy master-bedroom, with its bank of by-folding wardrobes, is the perfect place to enjoy a lazy Sunday morning reading the weekend papers. Then there is the bathroom, which has been fashioned as a space where buyers can unwind and ease the stresses of the working week in the comfort of an elegant white suite, complemented by chrome taps and fresh wall tiles.

The most difficult things for buyers of the one-bedroom apartments to comprehend at Varcity is that this level of luxury is available from only £159,000 or an incredible £127,200 with Miller’s successful shared equity initiative –MiWay*.

While first-time buyers are embracing the ambience of their slick new city pad, one lucky upsizer has the final opportunity to secure the last remaining two-bedroom penthouse. This enviable home is a real must for those who embrace living the ‘high life’.

Sprawling over two floors, the lower level of the penthouse is where the sleeping quarters are found – including a spacious master-bedroom with en-suite and the second bedroom, which both provide ample storage space due to the built in wardrobes. An appealing feature is that the master-bedroom is that it has access to its own balcony - what better place to enjoy weekend brunch or an evening night cap in the summer months as the sun sets.

The main bathroom is also located on this level. A fusion of a crisp, white modern suite that harmonises with the subtle tiles and soft lighting, it offers a haven of tranquillity that is the perfect home spa.

The upper floor definitely has the va-va-voom factor. Spanning an impressive 875 sq ft , the open plan floor space includes a lounge, dining area and kitchen, which comprise more than 40 ft in length. The sate-of-the-art kitchen, with its in fashionable units and ‘Corian‘ worktop with matching upstand, provides a wealth of integrated appliances including a dishwasher, fridge/freezer, washer/dryer, oven, hob and cookerhood, ensuring everything on a buyer’s wish list has been taken care of. This open plan aspect allows buyers to really make their own stamp on their home, providing a flexible layout where they can set their own boundaries in terms of how they want the room to flow.

The lounge of the penthouse provides access to a large private balcony, where the vistas of the surrounding neighbourhood, including beautiful Inverleith Park, can be enjoyed. It is also easy to imagine informal gatherings with friends, perhaps enjoying a pre-cinema cocktail on the terrace before heading to the latest screening of ‘Sex in the City’ - highlighting that life really does imitate art. The penthouse is priced from £249,995.

Anne Marie Britton, sales director for Miller Homes in Scotland, comments: “From the outset, Varcity has been a huge hit with buyers. The apartments provide generous living spaces and were designed for this specific location, so they are one-of-a-kind. Architectural, both internally and externally, they have been a triumph, as they have successfully encapsulated the vibrancy of this part of the city. As a result of that, they have directly appealed to and caught the imagination of the type of buyer who wants to make their home here.”

Close to the prestigious Stockbridge area of Edinburgh, Varcity sits in the heart of a flourishing location, both in terms of the wealth of amenities and surroundings. The close proximity to Inverleith Park gives the development a semi-rural setting, which contrasts with the panoramic city views than many of the properties enjoy.
A microcosm all of its own, Varcity has the advantage of being near an eclectic mix of shops, boutiques and eateries, while easy access to the centre of Edinburgh enables buyers to enjoy the best of both worlds.

With Miller Homes’ popular ‘MiWay’ shared equity initiative, buyers at Varcity simply arrange their own finance for 80% of the purchase price and Miller Homes provides a loan to make up the other 20%. The customer still owns 100% of the property from day one and has nothing to repay for up to 10 years. After 10 years, or when they sell or transfer their home, the buyer simply pays back the 20% of their home’s market value at that time. 0% interest is payable for the first five years and 3% interest is payable for the next five years*.

Also, 2010 is the company’s 75th Anniversary, for visitors to Varcity this means they will have the chance enter Miller Homes’ birthday bonanza’**, which runs until 22nd May. There are eight holidays up for grabs across the UK, with Scotland guaranteed one of the holidays, meaning someone could be swapping Scotland’s capital for Spain at some point this summer.

Better still, the holiday winner will also have the chance to walk away with £7,500 in the second phase of the ‘birthday bonanza’** competition, which goes live in June, giving all visitors to millerhomes.co.uk the opportunity to vote for their preferred winner, and the chance to scoop in iPod Shuffle – just by taking part.
