This highly practical family home is now available for just £169,995 on the open market, but if you qualify for the government-backed ‘HomeBuy Direct’ scheme (aimed at helping purchasers with a household income of less than £60,000 afford the home they want) it can be yours for just £118,997 – with only a deposit of £5,950 to pay. An interest free equity loan is available for up to 30 percent of the value of the property, co-funded by the Homes and Communities Agency and Taylor Wimpey – and this handy but soon-to-finish scheme is designed to overcome the hurdles of high mortgage costs and larger deposits, which are preventing some people from buying.

No interest is charged on the equity loan for the first five years and the purchaser has to contribute the remaining equity through an agreed mortgage. Buyers are also able to pay off the equity loan in instalments at any stage after the first 12 months or sell their HomeBuy property on the open market if they wish – with the equity loan being repaid by way of a share of the sales proceeds.

The remaining two five-bedroom, three storey properties are in the exclusively spacious ‘Sutton’ design and feature three bathrooms, a kitchen/dining room, living room and extra study. Both are priced just £249,995 and have a garage. Plot 63 however has a double garage and is very nearly complete - fully painted and carpeted and already furnished and with fridge/freezer, washing machine, ceramic floors and dishwasher.

Subject to survey, Taylor Wimpey settle on a price for your old house and stick to it, along with a realistic completion date, so there’s no unpredictable chain to hold things up.

There are no agent’s fees to pay either as they’re effectively buying your home from you – leaving you to move in to your new home as and when you’re ready – plus Taylor Wimpey can even accommodate ‘chainbreaker’ deals whereby they step in and purchase another property further down the chain if things fall through. This stops the purchase getting held up, or even grinding to a halt and provides extra peace of mind and takes all the stress and strain away.
