A downsizer's dream at Balls Park

When retired couple, Peter and Janet Jones (71) decided to downsize from the family home in Cuffley, where they had lived for 38 years they never imagined they would find their perfect home; but when they discovered Explore Living’s Balls Park development in Hertford, they decided it was the perfect place to downsize due to the excellent location and countryside living.

Peter commented: “We had been looking for a home in Hertford as we love the local town and countryside. Peter and Janet purchased a three-bedroom detached house at the development, and are thrilled with their purchase. Peter continued: “We decided to downsize from our house in Cuffley as we wanted a home that was easier to maintain but didn’t want to give up garden space by purchasing an apartment. Our new house is very spacious with a kitchen/diner and a good sized ,separate lounge. We also have an easy to keep small garden and ample space for family barbeques.

The location of Balls Park was of high importance to the couple as they wanted to be close to their three children and their grandchildren. “Our son is so close he can walk here from his work and both of our daughters are within a 15 minute drive , so it is easy to keep up to date with the family now.

The couple had been looking at both old and new homes but ideally wanted something they could move into straight away. Janet commented: “I was hoping we would find a new home as it meant we didn’t have to do any renovation work before we moved in. We were lucky to have bought the show home as carpets and curtains and lots of fixtures and fittings were included.”

Each home within the luxurious collection features underfloor heating, optional iPod docking station and integrated sound system, pre-wiring for Sky+ and provision for HD ready wall mounted flat screen TVs. Janet continued: “The high specification was a huge appeal to us and the underfloor heating means there are no radiators, which made it much easier when putting furniture in.”

Peter commented: “The integrated speakers and iPod docking station give a ‘whole house’ sound system completely eliminated the need for CD’s and separate audio equipment. I use it all the time and guests are really impressed with the quality and convenience.”

Hertford itself boasts a rich history and features many historic buildings including Hertford Castle which was home to English Royalty for more than 300 years. Locals benefit from scenic walking routes along canals and the rivers including the River Lee, River Mimram, River Beane and River Rib. Hertford is also privy to numerous bustling eateries, pubs, clubs, restaurants and entertainment venues.

Balls Park is situated immediately to the east of Hertford town centre, just to the south of the A414 London road. The A10 trunk road is a short distance further to the east and this provides easy access to the M25. Hertford East railway station is approximately one mile from the development and offers regular services to London Liverpool Street in less than an hour, whilst Hertford North station provides services to both King’s Cross and Moorgate stations.
