Often claimed, but rarely attained is a brand new home that is in move-in condition. With the release of the stunning Millburn showhome at Queensberry Properties’ delightful ‘Shortbread Court’ development, where every element has been provided, that’s exactly what one lucky buyer can enjoy.

Located to the north of Edinburgh just off Granton Square, this beautifully presented home is a modern take on the outstanding three-storey townhouses the capital is renowned for.

The whole property benefits from a stylish interior by IKEA, which is further enhanced by an impressive specification. Perhaps even more notable is the fact that the Millburn is available for just £189,000.

Hazel Davies, sales and marketing manager on behalf of Queensberry Properties*, says: “Shortbread Court has been extremely well-received since we launched phase I last autumn. With the Millburn being the last townhouse available and with an interior design that was created specifically for this style of home, we felt it was fitting to release it with everything included in the asking price.”

The fortunate buyer of the two-bedroom Millburn will instantly feel at home from the moment they walk through the elegant entrance hallway on the ground floor, which provides access to the integral garage with useful utility area, downstairs cloakroom and staircase that leads up to the first floor.

The first floor of the Millburn is the social hub of this home. The well-planned lounge features a soft, wood washed floor that contrasts with the walnut furniture pieces, including a large TV bench to house a cinematic plasma and a practical corner unit in the dining area. The highly comfortable taupe canvas sofa, with its black, cerise and herringbone scatter cushions, is ideal for relaxing in front of the TV. A russet rug takes centre stage in the lounge; while in the corner of the room a cream arm chair and modern standard lamp provide the perfect place to curl up with a good book.

The dining area adjoins the lounge, where four IKEA perspex Tobias chairs are positioned around a slick Temple glass dining table with mirrored legs. The aubergine feature wall of the dining room perfectly showcases the bold modern canvas on the wall and also the contemporary wall-mounted white radiator, which looks like a piece of art in its own right.

The kitchen is a clever combination of the materials used in the lounge, allowing the rooms to flow together seamlessly. Fashionable walnut fitted units are interspersed by cream doors and a full range of integrated appliances, which include a stainless steel oven, hob, chimney hood and microwave, as well as a fridge freezer and dishwasher.

The main bathroom completes the first floor of the showhome, with its beautiful rosewood flooring, chic white Duravit suite and designer tiles from internationally celebrated brand –Porcelanosa.

The second floor of the Millburn is a sanctuary of peace and tranquillity, as this is where both bedrooms are found. The master-bedroom has a solid beech bed-frame, with matching side tables, and a sumptuous plum headboard. Purple French muslin curtains adorn the windows, creating a feeling of absolute privacy. The crimson feature wall behind the bed draws the eye in, as does the large photograph on this wall, an arresting image of ethereal trees. As with the main bathroom, the en-suite also benefits from Procelanosa tiles and has the luxury of an enclosed double shower.

The colours featured in the second-bedroom are altogether removed from the rest of the property. The lime-green feature wall harmonises with the beech headboard and ebony and ivory bedspread. White voile curtains and fitted mirrored wardrobes make sure this room is light and airy whatever the season. The finishing touch is the impressive Andy Warhol style canvas of 1930’s Hollywood screen legend Greta Garbo, adding a touch of glamour.

Further adding to the appeal of the Millburn is an impeccable finish and specification, elements that buyers have come to appreciate and revere from Queensberry Properties. Key features read like a buyers wish list, yet are all included in the asking price, such as: ample storage space, chrome ironmongery, a heated towel rail in the en-suite, decking and paving to the rear garden, and remote control access to the garage.

Shortbread Court is minutes from the hustle and bustle of the city centre, and also benefits from Edinburgh’s vibrant Shore area, which includes a choice of fitness and leisure centres, supermarkets and Ocean Terminal, with its wealth of leading high street retailers and multiplex cinema. The development is also ideally located for access to the City Bypass and the motorway network.
