Last weekend (11th and 12th June), award-winning restoration and conservation specialist, City & Country Group, unveiled its latest collection of eagerly awaited properties at the Grade I Listed Balls Park in Hertford.

The Grade II Listed Coach House, built in 1902, which sits alongside the famous 17th century mansion, has been transformed into a range of nine breathtaking apartments, which blend with and enhance the original fabric of the building.

Prospective purchasers now have the opportunity to view the new show apartment, visit the Sales & Marketing Suite, and purchase a unique home in the Coach House; the second collection of homes to be released for sale at this exclusive development, following the initial launch of The Stables in October 2010. Comprising luxury one, two and three bedroom homes, which will be ready for occupation from June through to October, each home in the Coach House will benefit from a combination of period style, original architectural features and elegant contemporary interiors – the result is a range of striking homes.

David Walker, Head of Sales and Marketing at City & Country Group, comments: “The Stables at Balls Park have proven really popular so far and we expect the properties in the Coach House to be just as desirable, particularly as we are able to offer larger three bedroom apartments in this latest collection. At City & Country we pride ourselves on our ability to retain intricate details bringing together old and new to create stunning homes, and the homes in The Coach House are testament to this. These properties combine the very best in modern living in a unique and historically important setting – providing a unique living experience for anyone who buys here.”

Balls Park is set in 63 acres of picturesque Grade II listed parkland, which features on the English Heritage Register of Historic Parks and Gardens. Each of the homes at the Coach House will have access to the private gardens and historic parkland, giving purchasers a rare opportunity to live within an historic country manor without the typical responsibilities of maintaining an estate of its size.

The estate is believed to have been the inspiration for some of Jane Austen’s novel ‘Pride and Prejudice’ and has also been used as a location for the films ‘The Young Victoria’, ‘Amazing Grace’ and ‘The Golden Compass’, as well as several television series, including ‘Foyles War’, ‘The Inspector Linley Mysteries’ and ‘Bleak House’.

Properties in the Coach House boast inviting living spaces that are perfect for entertaining. Each property features original fireplaces, beautifully restored sash windows, as well as an abundance of other original features. Bespoke kitchens have been designed for each property and include a range of integrated stainless steel appliances, whilst the bathrooms incorporate white sanitaryware and chrome fittings. Throughout the properties, top quality flooring has been provided including 100% wool carpets, porcelain floor tiles and either engineered oak boards or restored original floorboards.

Balls Park is situated in one of the green fingers of Hertford and within the Metropolitan greenbelt. It is an exclusive community, and provides the perfect location with Hertford town centre just a short 10-minute walk away, where there are a variety of shops, restaurants and cafés. Whilst Kings Cross, Moorgate and London Liverpool Street are all accessed easily in under 50 minutes by train from Hertford with two separate train lines.

Properties at the Coach House at Balls Park are being sold at a guide price of between £480,00 and £550,000. For those keen to find out more about purchasing an exclusive new home in the Coach House, the on-site sales suite is open daily between 10am and 5pm.
