‘Gazanging’ is the latest property market buzz word following an increase in the number of buyers finding themselves ‘left hanging’ as a result of sellers pulling the plug on a deal and withdrawing their home from the market at the last minute.

With new research* revealing an estimated 54,000 buyers had been gazanged in the first six months of the year, Taylor Wimpey West Scotland is urging house hunters across the west of Scotland to avoid running the risk of this happening to them by considering buying a new home at one of its developments.

Audrey Ross, regional sales and marketing director for Taylor Wimpey West Scotland said: “After gazumping and gazundering, house hunters now have a new issue to deal with, the risk of being gazanged. This is becoming increasingly common and could be down to a seller not finding a suitable property to move to, nervousness in the current climate, or the fact that they simply change their minds and choose to sit tight.

“By buying a new Taylor Wimpey home you can eliminate these risks as we’re the seller, so we’re not going to get cold feet or pull a property off the market once a deal has been agreed. If you’ve been gazumped or gazundered before then you’ll be aware of the hassle and heartbreak it can cause, so why not consider buying new and avoid becoming a victim of gazanging.”

The research* also found that the number of buyers being gazanged has increased by 20 per cent in the first six months of this year compared to the second half of 2010, with more than a quarter of sellers deciding to pull out of a deal because they couldn’t find a suitable home to move to. Market uncertainty and poor consumer confidence are also considered to be factors that have contributed to the increase in gazanging.

Choosing to buy new offers buyers so many advantages as Audrey continues: “We’ve helped literally hundreds of people to get on the move in the last year, and it continues to be vital to give buyers the information they need to be able to make their decisions with confidence!

“With part-exchange and other incentives available on selected plots at developments across the west of Scotland, and our experienced team on standby to support buyers through every stage of the buying and selling process - now is a great time to visit any of our developments across the west of Scotland.

“Plus, there are so many benefits when you’re looking to buy a new home, that it makes sense for buyers to consider a new-build home over a second-hand property.

“Paying a fixed price for your home and taking advantage of one of our helpful incentives such as part-exchange helps buyers to plan their finances whilst feeling confident they won’t receive any nasty surprises. And you can generally fix a move-in date that suits you removing any stress of a temporary move to rented accommodation.

“When you also consider that new homes come with an NHBC 10 year warranty as well as Taylor Wimpey’s own two year guarantee, and the record levels of customer satisfaction the industry enjoys as a whole, plus The Consumer Code for Home Builders which offers purchasers greater protection than ever before, then buyers can consider a move to a new home with a confidence the secondhand market just can’t offer.

“Plus being able enjoy the benefits of the latest energy-efficient appliances, as well as gas central heating, UPVC glazing, and have a hand in the overall look of your home with a choice of flooring, tiling and kitchen units with the guarantee that all work is completed before you move-in it’s simply a stress-free option to happy family living.

“And, time is one of our most precious commodities, so buying a new-build home saves lots of time for customers who’re either too busy or not interested in renovating or DIY in an older type of second-hand property. A new-build home is freshly decorated and easy to move into saving lots of extra work, at a time that can be stressful enough.”
