Award-winning niche Scottish housebuilder, Cruden Homes is ensuring that its development near Penicuik – The Orchard, is in full bloom this season with the launch of the stunning ‘Pine’ showhome.

Situated within the peaceful Hamlet of Mauricewood close to Penicuik, The Orchard is a select development of just 12 beautifully presented four and five-bedroom detached properties from the company’s ‘Platinum’ collection.

Hazel Davies, sales and marketing manager at Cruden Homes (East), says: “The showhome has been expertly styled by interior designer Eileen Kesson of Envision. Muted tones, metallics and delicate colours have been used throughout to allow this beautiful family home to effortlessly showcase what’s on offer in terms of spaciousness and high specification. I have no doubt that viewers won’t fail to be impressed by what we have achieved as well as pick up a few interior tips for their own new home!”

The softest touch has been executed within the spacious lounge. The cream carpet and textured oatmeal fabric of the inviting sofa and matching armchairs are set against walls of delicate metallic cream and silver, creating a calm ambience. The ebony and glass furniture pieces, including large centre coffee table, console and sideboard, provide symmetry to the predominate white tones, fashioning a room that looks like a ‘come-to-life’ classic black and white photograph. The lounge benefits from a large feature window and French doors that open out on to the garden, ensuring as much solar gain as possible whatever the time of year.

The second public room of The Pine is a flexible family room, allowing the lounge to be used for more formal occasions. The family room, similar to the lounge, exudes an air of sophistication. The white sofa and armchair are injected with colour from the country style checked scatter cushions, including a playful charcoal coloured cushion covered in large orange, white and yellow flowers. A feature wall displays slate grey wallpaper with silver motifs that look like a modern take on hieroglyphics. Two stainless steel lamps over hang either side of the sofa, suggesting this is the perfect spot for some light reading. The large wall mounted plasma also hints that this will be the perfect room for watching family movies or Wii time.

The kitchen is certain to be the hub of this home, as the adjoining dining area provides the perfect setting for family dinners or formal gatherings. The contemporary beech framed cream gloss fitted kitchen units and matching wood block effect work surface instantly create a very pristine and practical cooking environment. Budding chefs will be aided in their endeavours by the AEG stainless steel integrated appliances including a five-burner hob and double oven. The kitchen also features as standard a fridge freezer, dishwasher and chrome down lighters as well as innovative integrated eco waste separation bins.

The adjoining dining area, like the lounge, creates a perfect symmetry. The robust black dining table and matching ebony framed chairs, with white cushion seats, contrast with the limestone effect flooring and delicate metallic flint and nude feature wallpaper. The curtains draped around the French doors are a clever infusion of all the tones used in the dining room, with their pattern of bold flowers in grey, black and white.

The lower level of the house has the added convenience of a downstairs cloakroom and a separate utility room, ensuring that all domestic chores are removed from the culinary arrangements of the kitchen.

A graceful, turning staircase leads from the ground level of The Pine to the upper floor and is flooded with light from both a side window and Velux window above the stairs. Five tasteful bedroom interiors await visitors, creating the ideal surroundings for rest and relaxation.

The master bedroom is an enviable chamber. The same subtle pallet used throughout the lower level of the property has been incorporated within the master and also the majority of the remaining bedrooms. The master features a coombed ceiling, another delightful element of all the bedrooms.

The sumptuous white bedding of the master-bedroom is made all the crisper by the contrasting truffle and white gingham fabric headboard. A feature wall of shimmering dove coloured wallpaper with large white floral patterns has been picked up in the matching satin throw on top of the bed. A splash of colour is added from the caramel light shades and chocolate scatter cushions. Not only does the master bedroom benefit from a stylish en-suite, but also the luxury of a separate dressing area, which can be designed to the buyer’s requirements.

The second and third bedrooms are a matching and faultless mix of colour. Again crisp white dominates, but champagne tones, delicate truffle shades and soft greys are found in the soft furnishings, fashioning rooms that are a modern twist on a classic French interior. In the third bedroom the main wall displays bold charcoal wallpaper covered with small white and taupe flowers, creating a lush vine effect.
The fourth and fifth bedrooms are a departure from the rest of The Pine. The eye of the viewer is immediately drawn to the Harlequin style pattern of the wallpaper in the fourth bedroom, where mink and turquoise coloured leaf shapes are set against a bitter chocolate base. The velvety chocolate headboard and mixture of mocha and coffee bed linen produce a room that is warm, but also remains bright and airy due to the block of white on the remaining walls and biscuit tones of the carpet.

The fifth bedroom has an almost nautical feel to it, with its bold blocks of white, pale blue and royal blue striped wallpaper on one wall, deep sapphire throw against an ivory duvet and navy scatter cushions. This room would make the perfect guest room or study, where visitors will no doubt awake feeling revitalised within their fresh surroundings.

Externally, aside from being a highly attractive traditional elevation of stone and contrasting render, The Pine also benefits from a large garden (18mx16m), as do many of the properties at The Orchard. The specification is also second to none, as each home comes with a tastefully fitted kitchen including slick integrated appliances, designer tilling from Porcelanosa, chrome heated towel rails and vanity units in the bathrooms and en-suites, built in wardrobes and chic chrome ironmongery throughout.

Several of the properties are ready to move into in January 2012 – what better way to kick start the New Year than in the home of your dreams. Cruden Homes is also providing 100% Part Exchange (PX) on a selection of the homes available.

100% PX means that following a free and independent valuation by a chartered surveyor, whatever the market value of a seller’s existing property when they agree a part exchange, this will be honoured by Cruden - even if the value of that property should decrease during the period it is being sold. Buyers can then relax in the knowledge that they have a guaranteed sale and can look forward to moving into their new home without the added, stress, expense and uncertainty of selling their existing property on the open market.

The layout of The Orchard has been thoughtfully designed to ensure the development harmonises with its peaceful rural setting. The homes are positioned around a traditional courtyard, reminiscent of a village green. This is certain to become an enjoyable social space for all residents to enjoy as well as a play area for children.

Mauricewood has uninterrupted views of the Pentlands and is surrounded by the Pentland Hills Regional Park and open countryside. The village is also within easy reach of Edinburgh city centre and bypass, via the A702.

Nearby, Penicuik offers a range of high street shops and supermarkets as well as primary and secondary schools. The Midlothian Snowsports Centre is also close by at Hillend and there are a number of good golf courses in the vicinity.

Properties at The Orchard are released from £315,000. For further information on the development, visit crudenhomes.co.uk.
