Moving up to a bigger, better, brand new home at Birch Grange in Rochdale can be easy if you use Redrow’s part exchange service.

Customers who sign up for this way of moving will have a guaranteed ‘cash buyer’ for their existing property; they won’t find themselves stuck in a housing chain that’s going nowhere and they will avoid paying any estate agent’s fees.

The easy to follow process will be explained in a special open day being held at Birch Grange on Saturday, August 18.

Claire Jarvis, sales director for Redrow Homes (Lancashire), says: “Part-exchange is designed to make moving quick, easy and pain-free. It’s proved particularly popular at Birch Grange, where the size and scale of the four-bedroom detached homes means they are most likely to attract families moving up the property ladder.

“The fact that people don’t want to wait to sell on the open market before buying somewhere new shows the appeal of our traditional looking Arts & Crafts influenced homes with their bright, spacious and family friendly interiors.”

Redrow has just released three-bedroom Warwick style properties at Birch Grange, priced from £211,995. There’s also a choice of four-bedroom homes available, priced from £214,995 to £335,995. Those using part-exchange generally need to be moving up to something that costs at least 35% more than their existing property is worth.

“If the would-be home buyer’s existing property is suitable for part-exchange and the price differential is sufficient we’ll deal with all the paperwork, get independent valuations and, essentially, act as a cash buyer. We even guarantee to value their property and make an offer within seven days or less. This leaves the customer free to focus on moving to their brand new Redrow home without worrying about selling the one they’ve outgrown or want to leave behind,” Claire added.

As an added incentive, Redrow will also pay the stamp duty on selected new homes reserved during the open day on August 18. On a home costing £335,995 that’s a ‘gift’ worth over £10,000.

The new homes at Birch Grange are being built on the site of the former Birch Hill Hospital. With a good choice of local schools, the development is the ideal place for those with families; while road and rail links to Manchester mean it’s also well suited as a base for commuters.
