Show stopping homes with a modern eco twist in Cornwall

Rocky Lane

Rocky Lane in St Agnes has taken the design of second homes in Cornwall to a whole new dimension. This stunning eco-development really raises the bar in the Cornish second home market and shows that together, sustainability and modern design can create individual and spectacular homes.

Simon Blackburn, Managing Director of Living Structures, says: “We’ve had tremendous success with the design of the homes at Rocky Lane. They have given homeowners the chance to see that an eco-home doesn’t have to be something from a science fiction film. We envisioned a space which coupled style and comfort to create a strikingly different home from traditional Cornish properties.”

The stunning show home at the development gives homeowners the chance to visualise the lifestyle at Rocky Lane. The open plan kitchen boasts high-gloss purple units with stone worktops and integrated chrome “A” rated NEFF appliances. The bathrooms feature Porcelanosa suites, Italian tiling and heated towel rails. Underfloor heating, broadband connectivity and engineered wood flooring in the reception areas come as standard, and for extra cosiness, the living rooms are complete with a wood-burning stove, with an outlook onto the hills.

The downstairs areas seamlessly link to create a space for entertaining and family time. A striking red feature wall in the bedroom is coupled with nautical striped furnishings to emphasise the luxury and space. A balcony on the second floor leads out to a hot tub. The overall feeling is reminiscent of a ski chalet.

Simon Blackburn comments “What is hard to convey here is the feel of the place. It's quite magical and has almost a fairy-like quality as if one is not so much close to nature as among it, part of it.”

Sitting within a UNESCO World Heritage Site and an Area of Outstanding Natural Beauty, the aim from the beginning was to minimise the homes’ impact on the environment. With a low carbon design mixed with a high-tech style in an unspoilt area, Rocky Lane provides a collection of unique eco homes with a breathtaking mix of light and space.

The inclusion of energy saving features such as super insulation, energy-efficient windows, air source heat pumps and passive ventilation, mean the homes are extremely thermally efficient, achieving a code 4 rating in the Code for Sustainable Homes, which will result in significantly lower utility bills for residents.

The location of Rocky Lane is ultimately what makes the development seem so unique. Situated in the hills of St Agnes, the dynamic coastline boasts an abundance of wildlife amongst the secluded beach with rock pools and caves frequented by local surfers, fishermen and holiday makers alike. In the centre of St. Agnes you can find cafés, restaurants, pubs, craft shops, surf shops and galleries. For the more adventurous, there are National Trust Coastal pathways and historical caves to explore as well as local attractions such as mines, museums and The Eden Project to visit.

Prices range from £295,000 for a one-bedroom (1000 sq ft) house to £650,000 for a four-bedroom (2,000 sq ft) house and are exempt from stamp duty although only two now remain available. For further sales information, visit rockylanecornwall.com.
