Visitors have been flocking in their droves since Banner Homes officially launched its latest development, exclusively for the over 55s in Wokingham. Glebelands is a luxury development of one and two bedroom apartments and cottages in one of the town's highly regarded districts and is almost encircled by mature trees providing an idyllic setting for those wishing to downsize. So far demand has been high with 14 apartments reserved already.

Shelley West, Sales Director for Banner Homes Central comments, "Developments like Glebelands don't come around very often and we are extremely pleased with the positive feedback we have received so far. Visitors love the fact that they can buy a cottage or apartment and enjoy their own space and privacy but take full advantage of the unique clubhouse and its facilities when they feel like companionship and making new friendships.

"A number of our purchasers have been using our Tailored Home Exchange scheme which we are offering at the development. It allows you to exchange your current home for a brand new home whether your existing home is worth more or less than your new one. We are also able to tie both completion dates and take a license to allow you to stay in your property a few extra days after completion, taking away the uncertainty and stress of selling your existing home."

Continues Shelley, "should a purchaser be keen to sell their own home, they can still choose to use our Tailored Home Exchange scheme and take on the marketing of their property for a specific period, and if it has not sold by then, we can take the hassle away from them. We also offer an underwritten option which allows you to benefit from any future increases in property prices whilst your home is being built but also protects you against falling property prices at the same time."

Set in the grounds of Glebelands, a family home built in 1897 by one of the famous architects of the era, Ernest Newton R A and now a retirement home for The Cinema and Television Benevolent Fund (CTBF), the development features a clubhouse, complete with kitchen and large TV, which residents will be able to use for social events such as coffee mornings or cinema nights or for private hire. There is also a beauty salon which will be exclusively for residents and used by visiting hairdressers, beauticians and aromatherapists. The concierge is also available to create a hotel environment feel and take delivery of residents shopping, greet their guests and assist them with any day to day tasks they may have.

Sympathetically designed to be in keeping with the neighbouring Grade II listed building, the properties at Glebelands will be built to a high level of specification with professionally designed fully fitted kitchen with integrated appliances, living room, with French doors leading out to a balcony or a patio area, master bedroom with en-suite bathroom and some with a further bedroom, bathroom and a study, which can be used as an additional third bedroom, dining room or hobby room. Residents will also be able to have full enjoyment of the stunning grounds, including the sensory garden and rose garden.

Located at the southerly end of the highly desirable Glebelands Estate, the development is just a short walk or bus ride away from the bustling town centre of Wokingham, a historic and sought-after market town. As well as a wide range of shops, including a Waitrose supermarket and Marks and Spencer, there's a library, post office and a monthly farmers' market offering fresh, local produce.

For entertainment there are a number of restaurants and traditional pubs to suit every palate as well as Wokingham Theatre, renowned for its varied productions, from classic Shakespeare to modern musicals. For transport links the town's mainline station has direct rail links to London in just over an hour and Reading in approximately 10 minutes. Ascot is just two stops away by train for an exciting day at the races. Both London and Bristol are easily reached by car via the nearby M4, while the M3 offers a rapid route to the south coast.

There are a number of activities with a choice of both pay and play and private members golf courses nearby, including the well-regarded Sand Martins Golf Club. Wokingham is also home to one of the best-known bowling clubs in the area including Wokingham Bowling Club, affiliated to the Royal County of Berkshire Bowling Association (RCBBA).

Prices start from £250,000 for a one bedroom apartment; from £300,000 to £600,000 for a two bedroom apartment, some featuring a separate study and from £400,000 for a two bedroom cottage with separate study. The show apartment and marketing suite is open daily from 10am to 5pm. For further information, visit glebelands-wokingham.co.uk.
