Developer launches new phase at Locking Parklands, Weston-super-Mare

The first homes in the latest phase of St. Modwen Homes’ award-winning Locking Parklands development have now been released for sale – giving househunters the chance to be the first to view the new plans and make early reservations on their favourite plots.
Already experiencing a high level of demand, the new phase, The Meadows, will deliver 58 homes when complete, including two bedroom apartments and two, three and four bedroom houses. As an added benefit, the properties are some of the first homes in Weston-super-Mare (and the UK) to be made available under the Government’s Help to Buy scheme, which was announced in this year’s Budget.
Under the equity loan scheme, potential purchasers will be able to buy one of the brand new homes for just 80 per cent of the listed price, made up of a 75 per cent mortgage and a five per cent deposit, as the Government will lend up to 20 per cent of the property’s value through an equity loan. This means househunters could secure a brand new three bedroom house for just £134,360 (a 20 per cent reduction on the listed price of £167,950) and will need a deposit of just £8,397.50.
Neil Simpson, sales and marketing director at St. Modwen Homes, said: “Construction is now well underway on this latest phase and we are expecting the first house to be built complete and ready for someone to move in this autumn.
“The Government’s new Help to Buy scheme has the potential to save purchasers thousands of pounds and we’re extremely pleased to have not only launched the initiative at Locking Parklands, but to have already taken reservations at The Meadows under the scheme.”
The Meadows will be the first of St. Modwen Homes’ developments in the UK to showcase eight brand new house designs, including The Elm two bedroom terraced house which boasts floor to ceiling windows and French doors leading to the rear garden and The Holly four bedroom semi-detached townhouse which benefits from a spacious balcony off the master bedroom. Househunters are now able to view the architect’s plans at the marketing suite on Farnborough Road where the properties are available to purchase off plan.
Neil said: “The Meadows will add a wider mix of properties to the existing portfolio of homes, ensuring that Locking Parklands continues to grow as a sustainable community, attracting people on all levels of the property ladder.
“These new homes are being built to the west of our first phase of housing, The Parkside, and will offer a range of properties primarily suited to first time buyers and those looking for their second or third home. Working closely with our architects, we have ensured that each residential phase offers something unique to Locking Parklands; The Meadows boasts properties that have a certain ‘holiday-home’ feel, with pitched roofs, wood render and fenced gardens all making them stand out in comparison to other new build homes.”
Larger, family homes are also available for sale in The Woodlands phase, with prices starting from £219,500 for a three bedroom Maple property. More than 75 per cent of homes have already been sold off plan in The Woodlands and it is expected this trend will continue at The Meadows.
Locking Parklands is being developed by the UK’s leading regeneration specialist St. Modwen working with the HCA and, when complete, the £400 million mixed use development will provide a range of community facilities including retail space, a library and a school – all of which will be with within walking distance of the new homes being built by St. Modwen Homes, the residential arm of St. Modwen. The nearest station, Weston Milton, is less than three miles away and there is good road access to the M5 and A371, as well as Weston-super-Mare town centre.
The Locking Parklands marketing suite, located off Farnborough Road in Locking, is open for visitors seven days a week between 10am and 6pm. For further information, visit lockingparklands.co.uk.
