Reap the benefits of a new home at Locking Parklands
National housebuilder St. Modwen Homes, claims househunters in Weston-super-Mare could save in excess of £20,000 when buying a new build home in comparison to a second hand property.
The award-winning developer says purchasers of older properties should expect to be faced with high renovation costs in addition to the initial cost of the property.
Figures from Which? reveal the average spend on a new kitchen is £8,000 and with added extras such as integrated appliances, prices could reach in excess of £10,000. The average cost of a new bathroom currently stands at around £3,000 – without premium fittings such as power showers or designer tiles. What’s more, if the property requires replacement or new UVPC windows, prices can vary from £4,000 up to as much as £14,000 depending on designs and non-standard items such as French doors.
Neil Simpson, sales and marketing director at St. Modwen Homes, said: “There are many things to consider when buying a home, and first viewings often provide a tipping point where people decide between purchasing a brand new home and looking for an older period property. However, I would advise everyone looking to buy a home to seriously weigh up the significant advantages of a new build, both in terms of cost effectiveness and energy efficiency.
“Choosing a new build gives homeowners a peace of mind that they just don’t get with older properties, thanks to the standard 10 year NHBC warranty. With building technology and construction materials constantly improving, new builds are much more energy efficient than ones built even just a few years ago, saving homeowners a significant amount of money on household bills whilst helping the environment.”
Properties at Locking Parklands meet the code for Sustainable Homes Level 4, which means the houses are over 25% more energy efficient than current building regulations require. This has been achieved by integrating sustainable features, including energy efficient appliances, solar panels and high levels of insulation into the design of the homes as standard.
New homes are currently under construction in the latest phase of the development, The Meadows, which, when complete, will deliver a range of properties including two bedroom apartments, priced from £129,950 and two, three and four bedroom houses, priced from £167,950 up to £248,950. All the new properties are available under the Government’s Help to Buy scheme, under which purchasers require a deposit of as low as four per cent.
Neil said: “We’re delighted at the response to the new homes at Locking Parklands. The new phase offers a wider mix of properties, especially for first time buyers and families with younger children. Having already completed over 100 homes at the development, St. Modwen Homes is committed to developing a sustainable community which appeals to people on every rung of the property ladder.”
Boasting high-quality fixtures and fittings, all the homes at Locking Parklands come complete with stylish kitchens with integrated appliances, along with bathrooms featuring Roca and Hansgrohe sanitaryware and tiles as standard. Presenting a contemporary open-plan layout, the houses have been designed to meet the needs of a modern family, with large airy living spaces and high ceilings, along with larger than average windows looking out onto stunning views of the parkland.
