Bloor Homes’ Eden Park development on the edge of the historic town of Rugby has won the ‘Large Development of the Year’ award for the north region, in the Premier Guarantee Excellence Awards 2013 which recognises the very best of UK developments.

Located just north of Rugby, Eden Park offers a range of stunning two to five bedroom family homes completed to a high specification. Many of the stylish housetypes benefit from large living areas, modern fitted kitchens, spacious bedrooms and enclosed rear gardens.

Vanessa Macnee Sales Director for Bloor Homes South Midlands comments: “Eden Park is a huge project in a key location and we are delighted that it has won ‘Large Development of the Year’ in the north region as the house designs have been outstanding. Earlier this year we welcomed Rugby MP Mark Pawsey to visit the development, which is one of the biggest Rugby has seen for some time. We’ve welcomed purchasers from all over this area due the benefits of Eden Park in terms of its location and great selection of housetypes.”

Carl Slater Construction Director for Eden Park comments: “Eden Park allowed us to create two distinct styles of houses that sit together in harmony. The homes near the woodland are more traditionally designed with stock bricks, whilst in the contemporary square the homes feature stainless steel balconies and cedar boarding. Eden Park is perfect for residents who want to live in a peaceful location but still be close by to the lively town.”

Homes like The Tealy, a four bedroom three storey house is a perfect example of the great designs at Eden Park. Priced from £248,500, it features a kitchen / dining room, large lounge and downstairs cloakroom on the ground floor. On the first floor, there is a single bedroom and two double bedrooms, one of which benefits from an ensuite, whilst the other has access to the family bathroom. The second floor features an impressive open plan master bedroom, with a walk in wardrobe / dressing area and a separate en-suite.

Prices at Eden Park range from £248,500 to £350,000 but Bloor Homes is offering a helping hand in the shape of the Government-backed Help to Buy scheme, which is available on all Bloor properties up to the value of £600,000.

Through the Help to Buy scheme, the Government lends up to 20% of the value of the property via an equity loan which can repaid at any time or on the sale of the property. The buyer then only needs to find a 5% deposit, and arrange a mortgage for the remainder of the purchase price.

The development is ideally situated for commuters, who are increasingly drawn to this corner of Warwickshire by its excellent value compared with London prices. It is within easy reach of the M6 and M1 motorways, and regular rail services from Rugby to London take about 50 minutes; Rugby station also provides direct services to Northampton, Leicester and Coventry, and there is sheltered cycle storage and car parking available.

Rugby town centre has a wonderful variety of stores, independent retailers, cafés and bars. Sporty types will appreciate the nearby LA Fitness, Ken Marriott Leisure Centre and Rugby School Sports Centre, which mean that there is no excuse not to stay active. More leisurely pastimes are available in the surrounding countryside and at a variety of outdoor facilities: Draycote Water Country Park, Coombe Park and Brandon Marsh Nature Centre are all within six miles of Eden Park.
