Leading housebuilder Taylor Wimpey is preparing to submit detailed plans for a new residential development after agreeing a deal to secure land in Launceston, Cornwall.

Contracts have been exchanged with the landowners of the greenfield site at Hay Common, which is located on the southern fringes of the town off the A30.

Outline planning permission has already been granted for the overall scheme which will deliver around 300 new homes, as well as a new primary school, a family pub and public open space. A detailed planning application for the first phase of 70 homes is due to be submitted to Cornwall Council in February.

Andrew Rinaldi, Land & Planning Director for Taylor Wimpey, says: “We are delighted to have agreed the purchase of the Hay Common site, which will provide much-needed new housing for local people as well as a number of community facilities.

“We look forward to presenting our detailed plans to Cornwall Council for the first phase of this exciting new development.”

The initial phase of the scheme will feature a mix of two, three and four-bedroom homes on land bordered by the A30 to the north, and existing residential properties off Hurdon Way to the west.

Vehicle access to the new development will be via a new roundabout off Tavistock Road and the scheme will include a Sustainable Drainage System to manage surface water run-off and prevent flooding, and a new foul pump station.

If detailed planning permission is granted by Cornwall Council, Taylor Wimpey will provide a number of contributions to the local community as part of the Hay Common development. These are likely to include financial contributions towards education and public transport.
