If the home of your dreams or a move to a desired location seems out of reach because you can’t sell an existing property - then part exchange could be the answer.

Linden Homes Midlands is offering home hunters a hassle free journey through its popular Part Exchange scheme at the Kestrel Ridge development in the Bedfordshire town of Sandy.

Launched just three months ago, a number of the 36 new homes at the development have been snapped up from plan and interest in the three and four-bedroom properties continues to rise.

Linden Homes Midlands area sales manager Warren O’Callaghan said: “There seems to be no let up in the popularity of part exchange – particularly as more and more customers recognise the huge benefits in using this route towards their dream home.

“This is a fantastic scheme for homeowners who have an existing property to sell and are looking for peace of mind that they have a buyer who is not going to pull out on them at the last minute.

“What could be simpler or easier with our hectic lifestyles than part exchange!”

If you are a homeowner and are eligible for part exchange, here’s how it works:

Linden Homes will arrange for at least two independent valuations of your existing home and will make you an offer based on their suggestions within seven days.

Once you agree the offer, and subject to satisfactory surveys, Linden Homes becomes your cash buyer, freeing you up to place your reservation on your new home.

Stay in your old home until your new one is ready to move in to.

After that, it's a case of setting a moving-in date, boxing up your things, and basking in the relief of a quick chain-free move to the home of your dreams.

Included in the style of home eligible for Part Exchange is the contemporary Renhold design – a versatile four-bedroom, three storey terraced home.

It’s attractive features include; ground floor open plan living room/dining area and kitchen, two of the bedrooms and main bathroom are located on the first floor and the second floor comprises two further bedrooms, with ensuite to the master bedroom with walk-in wardrobe.
French doors to the rear of the garden provide a fantastic way of extending the room outdoors. The home also comes with a garage and prices for this design range from £262,950 to £267,950.

The development is located off Station Road, with its close proximity to the town’s railway station making it a desirable commutable retreat into London, with stations on route via Biggleswade, Hitchin and St Neots – as well a boasting excellent road links to the A1 and A1(M).

However, there is the chance to benefit from the best of both worlds, with Kestrel Ridge’s position just four-miles from the renowned RSPB sanctuary offering a location in which to also relax and enjoy life.

The Kestrel Ridge sales and marketing suite and show home are open Thursday to Monday from 10.30am until 5pm. Alternatively, visit lindenhomes.co.uk.
