With a range of ready to move into new homes now available at Linden Homes North’s Thorpe Willoughby development – customers can also save thousands of pounds on Stamp Duty.

Following the Chancellor’s changes to Stamp Duty in December last year, there are potentially huge savings on a selection of new homes at the Willeby Heights development in North Yorkshire.

In line with the reforms, the scale of Stamp Duty to be paid on homes falls within a certain price bracket.

Homes worth up to £125,000 are currently exempt from Stamp Duty. Stamp Duty is paid at a level of 1 per cent for on every £75,000 after.

For example, a home with a price tag of £259,995 would have a pre-reform Stamp Duty charge of £7,799 – but under the new guidelines a charge of £2,999, equating to a massive £4,800 saving.

And for those looking to a snap up a brand new home in time for the Spring and Summer, a number of the properties at Willeby Heights are ready to move into now – and are subject to Stamp Duty savings.

The four-bedroom homes at the popular village location are perfect for ‘next time buyers’ or those looking to upsize, ranging in price from £239,950 to £349,950.

Built in a selection of detached styles, the homes all come with either integral or detached garage. Those ready to move into also have flooring included; carpets and ceramic tiling to kitchen bathrooms and en suites.

In addition, the development’s fabulous Hayton view home (£349,950) comes complete with flooring, curtains/blinds and light fittings.

And coupled with the hugely popular Help to Buy scheme, there has never been a better time to buy new and invest in bricks and mortar.

Linden Homes North sales director Steve Woomble said: “The changes in Stamp Duty mean that there are great savings to be made. With this advance and the opportunity to use the Government Help to Buy scheme, there are so many options to consider. It could be the perfect time to come and have a look any of our developments and see what you can get for your money.”

Also available is the popular Part Exchange scheme, a hassle free incentive for those who have an existing property to sell.

There is no chain, valuations are obtained on your behalf, the new homes developer deals directly with the estate agent – all resulting in a fast and stress-free sale.

If you are a homeowner and are eligible for part exchange, here’s how it works:

Linden Homes will arrange for at least three independent valuations of your existing home and will make you an offer based on their suggestions.

Once you agree the offer, and subject to satisfactory surveys, Linden Homes becomes your cash buyer, freeing you up to place your reservation on your new home.

Stay in your old home until your new one is ready to move in to.

After that, it's a case of setting a moving-in date, boxing up your things, and basking in the relief of a quick chain-free move to the home of your dreams.

Here is a real example from a 2014 sale:

The customer sold an existing apartment at £139,950 with £40,000 of equity. The mortgage was with a provider on a standard variable of 4.5 per cent, costing them £497 per month.

They bought a Linden Midlands North four-bedroom home at £249,950, and with their new rate this costs just £579 per month - a brand new, energy efficient large family home for just an extra £82 per month.
