Redrow gears up to launch York homes

The former grain stores site in Water Lane, Clifton, York is finally set to be transformed into a development of 215 much needed new homes.

The site of just over 15 acres has been acquired by Redrow Homes from Leeds-based property company Wilton Developments acting on behalf of Water Lane Limited.

Featuring a mix of Redrow’s Arts & Crafts inspired Heritage Collection homes, the finished development is expected to have a total sales value of around £56 million.

Matthew Barker, land director for Redrow Homes (Yorkshire), says: “York is one of fastest growing cities in the country, with the results of the 2011 Census showing that the population had grown by 9.2% over the previous 10 years. There’s strong housing demand across the city, largely due to its popularity as an historic and attractive place to live.

“New housing development has been limited over the last five to 10 years and the lack of availability, particularly for first time buyers, has helped sustain high house prices. We’re looking forward to making a significant contribution to the under-supply with our scheme and, indeed, have already had enquiries from over 300 people looking for a new home.”

Formerly part of the RAF base used for fighter and bomber command activities during World War Two and then as a maintenance facility, the old aircraft hangers were later used for the storage of grain from surrounding agricultural land and came to be known as York Grain Stores.

Redrow has chosen to name its new development The Granary and it is due to launch in November 2015, with show homes opening early next year.

A £700,000 package of community benefits attached to the planning consent includes a contribution of £280,000 to local education and additional sums for public open space, new bus stops, a travel plan, car club contribution and metro travel cards for home owners.

The majority of homes offered will be three and four-bedroom family homes with a small number of one and two-bedroom properties, including some apartments.

Redrow’s homes have already proved popular at its Southbank development, on the edge of Boston Spa, and at Devonshire Gardens, in Harrogate.

Matthew adds: “With everything from a one-bedroom apartment to four-bedroom detached family homes, the development will allow us to appeal to different sectors of the housing market within one location. The Water Lane site is approximately 1.5 miles north of the city centre and within easy walking distance of all local amenities.”
