Wildlife lovers are being offered a fantastic chance play their part in a special conservation project at Ramslade Court at The Parks, Taylor Wimpey’s nearly sold-out development in Bracknell.

Several former buildings on the site were previously home to various species of bat and a whole raft of measures have therefore been undertaken to mitigate the impact of the development on these protected mammals.

As well as new tree planting and the erection of bat boxes, three of the brand new homes incorporate specially designed lofts to provide roosting opportunities for brown long-eared bats.

One of these properties – the ‘Sycamore’ (plot 738) – is now for sale, providing a unique opportunity for a nature enthusiast to give sanctuary to these protected mammals.

Emma Jones, Regional Sales and Marketing Director for Taylor Wimpey, says: “As a considerate, responsible housebuilder, we are committed to protecting and enhancing the wildlife habitats and natural environments where we work so we’re delighted to be helping to protect the local bat population at Ramslade Court at The Parks.

“The loft space we’re providing will contribute to wildlife conservation while giving residents the pleasure of observing any bats that may decide to make it their home.

“This exceptional development set within parkland is now almost sold out, so animals lovers will need to act fast to secure this unique house!”

As well as making a welcoming home for bats, the ‘Sycamore’ (plot 738) is a wonderful three-bedroom, three-storey house that’s ideal for human families too – and is available to reserve priced at £425,000.

A wonderful open-plan kitchen/dining room leads through double doors to the private rear garden, while there’s also a guest cloakroom off the entrance hallway.

Upstairs, the first-floor landing leads to a living room with Juliet balcony, along with a double bedroom and a family bathroom, while an en-suite master bedroom and a further double bedroom occupy the top floor. Two parking spaces are provided outside.

Meanwhile, for bats, three potential access points to the dedicated bat loft have been created through specially adapted roof and ridge ventilation tiles, while wooden baffles created from plywood offcuts will provide roosting opportunities within the loft space. A loft hatch to the roof space will be provided for monitoring purposes.

New trees have also been planted near the house to create flight lines to the open greenspace and foraging areas immediately to the south of the development.

Located less than a mile from Bracknell town centre, Ramslade Court benefits from a fantastic range of shopping and entertainment opportunities on the doorstep, including The Lexicon – an exciting new 580,000 sq ft complex offering a selection of shops, supermarkets, cafes and restaurants plus a state-of-the-art 12-screen cinema.

The development is also surrounded by a wealth of open space, with acres of public parkland being created alongside the new homes for residents to enjoy.

Families will appreciate that local schools have an excellent reputation, and for commuters the railway station is a mile from the development, offering regular services to London’s Waterloo and Paddington in 60 minutes, and Reading in just 20 minutes. The M3 and M4 are accessible via the location’s good road links.

To stand a chance of securing the ‘Sycamore’ at Ramslade Court at The Parks, property-seekers should visit the Sales Information Centre at Taylor Wimpey’s nearby Loddon Park development, located off Mohawk Way, Woodley, Berkshire, RG5 4TE, and open Tuesday to Friday from 10am to 5pm.
