Homeowners warned on energy efficiency
More than half of all homes in the Midlands will score an energy efficiency rating of ‘E’ or lower says Severn Trent Searches, warning homeowners that the Energy Performance Certificate in the new Home Information Packs will expose poor performers and could affect the value of some houses.The energy efficiency classification works on an A-G ratings system (see ‘notes to editors’) similar to that used for domestic appliances such as fridges or washing machines, where ‘A’ is the most efficient rating.
“Older properties tend to be less energy efficient and have higher running costs than new homes, which typically attract a ‘C’ rating, and a low rating may well affect the price potential buyers are prepared to pay,” says Mark Jarvis, General Manager at HIP provider Severn Trent Searches.
“Relatively simple and inexpensive improvements will mean a better rating on the Energy Performance Certificate and that could add thousands to the value of a home. Better draught-proofing or thicker loft insulation can pay for themselves by helping an older property to move towards a ‘C’ rating.”
Severn Trent Searches can draw on a fully-trained team of Energy Assessors to carry out inspections across the region. The company is offering its HIP at £300 (+ VAT) and as an established player in the Searches market, carrying out more than 200,000 each year, it has the infrastructure, resources and service levels in place to deliver a fast and cost effective service.
“It’s not all doom and gloom for older properties, there is a lot that homeowners can do to make their homes more energy efficient. Our team of Energy Inspectors can offer good advice on how to improve the efficiency of a home,” says Mark Jarvis.
Energy performance assessments require a visit to the home for sale and are needed to complete the Energy Performance Certificate – a legal requirement of the HIP. Initially, only properties with four or more bedrooms will have to have a HIP but the government plans to extend the scheme to all properties soon.
