Part-exchange offers escape from chain-gang Part-exchange is proving a lifeline for buyers looking to trade up the property ladder in the current difficult climate, with local developer Linden Homes using it to enable a large number of Berkshire home buyers to make their dream move a reality.

Over fifty per cent of customers at The Linden Quarter development in Wexham have purchased using Linden’s leading Part-Ex and Assist schemes, where the developer either buys its customers’ homes outright or offers to take over the complete management of its sale to a third party, ensuring a fast and efficient transaction.

Both schemes are designed to facilitate a hassle-free move for home buyers, allowing the customer to take a hands-off approach to the sale of their existing home, while benefiting from significant cash savings. As well as removing the need for estate agent fees and the cost of a HIP, Linden part-exchange facilitates every aspect of the moving process, from mortgage arrangement to removal costs.

The Linden Quarter development in Wexham has a range of properties available on part-exchange, with three bedroom terraced homes available from £249,950.

Nick Champness, Sales & Marketing Director of Linden Homes Chiltern, comments:

“Part-exchange is the simple solution for those looking to trade up in the current market. Growing families and work commitments can dictate the need for a swift move, but the competition to find a buyer remains extremely fierce and vendors can face an indefinite wait to sell their existing property.

“Through our Part-Ex and Assist schemes we are able to act as facilitators in this process, allowing buyers to secure their new home without having to endure the pain of selling their existing one. Property chains are currently at their most fragile and home buyers are welcoming the opportunity to avoid them.”

Part-Ex and Linden Assist

Linden Homes’ Part Ex scheme provides the quickest and simplest way of making a property purchase in the current market. Offers are made by the housebuilder within seven days of independent valuations being carried out. Once a sale price is agreed, Linden becomes the guaranteed buyer at the agreed price – allaying any fears of property chain collapse or gazumping that may be encountered in the re-sale market.

- Valuations carried out and offers are made within 7 days
- Once the selling price is agreed Linden Homes becomes the guaranteed buyer
- A quick, hassle-free move
- No fears of chains breaking at the last minute or being gazumped
- No estate agent’s fees or surveys to pay
- No Home Information Pack (HIP) fees to pay

Linden Assist works in six simple stages:

- Having chosen a new home, Linden carries out an inspection of the buyer’s existing property
- Linden arranges for two independent valuations to be undertaken, based on securing a buyer within a specified selling period
- Linden recommends a realistic selling price for the old property based on these valuations. If the buyer agrees, they can proceed with reserving their chosen Linden home
- Linden then instructs its preferred estate agent to sell the customers property within a prearranged and specified time period. Linden works closely with the agent to ensure the property is frequently advertised and that all viewings/leads are followed up. The customer is given regular progress updates
- Linden appoints its preferred solicitor and mortgage broker to speed up the process
- Should the current home remain unsold at the end of the agreed selling period, Linden will refund the deposit, extend the selling period, or take the existing property in part-exchange, depending on circumstances
