Invest in overseas property and get a guaranteed return

27th January 2009 Print
Whilst the credit crunch has given the international property market a knock, buyers can still invest in overseas property and generate a guaranteed return of 15% in the first three years. Pine Cliffs Resort in the Algarve offers a range of property options to appeal to investors, with the added incentive of being able to enter the resort’s rental pool when the property isn’t in use.

Portugal is one of the fastest growing economies in the EU and its property market is still experiencing steady and sustainable growth, unlike the well-publicised property price fall in neighbouring Spain. Shrewd buyers looking for a new investment can get a slice of the action by purchasing one of the newest developments at the up market Pine Cliffs Resort in the ever popular Algarve.

Joost Last, Director at Pine Cliffs said: “Current economic factors did mean that we experienced a slight slow down in sales in the first half of 2008, but we have noticed things pick up considerably in the last couple of months. Investors are realising that unlike other EU countries, Portugal has very strong investment potential and the guaranteed return is definitely encouraging buyers. Several UK buyers are currently very keen to invest in the newly released phase of the Pine Cliffs Residences as well as in the Terraces that are offered for “off plan” purchases “.

Pine Cliffs Terraces (due for completion in summer 2009) is a development of 20 luxurious town houses, which are now available to purchase off plan. The Terraces are available to buy as a freehold investment and prices start from €1,275,000 (approximately £1,194,000). Owners can generate a steady return on their investment by renting the property through the Luxury Collection brand, which is part of Starwood Hotels & Resorts.

Or there is still the chance to invest in the last few Pine Cliffs Residence where buyers can guarantee a 15% minimum guaranteed return on investment in the first three years and strong capital growth potential. The Pine Cliffs Residence, opened in July 2007 and offers 154 two and three bed five star apartments. Owners can occupy the apartments during 12 weeks a year, and the apartments are let out to tourists for the other nine months, as part of the Starwood Luxury Collection. Investors can purchase an apartment from €710,000 (approximately £665,000) plus the compulsory furniture package which costs €46,000 (approximately £43,000).

Different fractional ownership options are also available to provide a secure, long-term investment opportunity for guests who return to the resort each year.

Paul Collins, Property Editor of buyassociation.co.uk said: ‘Portugal remains one of the most popular destinations for UK overseas property buyers, and with good reason. It is easy to get to, has established legal and finance frameworks for buyers, and has suffered none of the corruption and over-development that has blighted the property market in Spain. Unusually for an established overseas property destination, Portugal also has great potential for investment as development is restricted and demand remains strong for both sales and rentals.’
