Villafont Homes builds on its success in sale

Villafont Homes has received planning consent after a lengthy Appeal for a development of 12 properties on Brooklands Road in Sale.

The secluded development, which features a sweeping driveway, cannot be seen from the road and will consist of seven four bedroom family homes and four two bedroom apartments, plus one Penthouse.

Despite some opposition, Villafont Homes received over 250 signatures of support for the development from local residents, who were keen to see a greater proportion of family orientated homes rather than just apartments.

At present, the opportunity to buy a new build family home in the area is very limited due to the housing restraint policies currently being implemented in Trafford, with Villafont Homes being one of the only housebuilders currently developing such properties.

Although the site already benefited from permission to build a more dense scheme of 15 apartments, Villafont made a conscious decision to change the mix to provide family homes and reduce the overall number of units by a total of three. This in turn has resulted in a more acceptable built form and will also reduce the amount of traffic generated from the site.

The housebuilder is now working with a team of architects and designers to ensure the development reflects the character and appearance of the area, as per the Appeal Decision.

Also noted in the Appeal Decision, the planned development on Brooklands Road makes an efficient use of land – maximising the reuse of previously developed land.

The development will be set in extensive and attractive landscaped grounds, retaining many of the existing and mature trees that are protected by the conservation area status.

With one sale already secured prior to the official release of the properties, Villafont Homes looks set to build on its success in Sale with its Brooklands Road development.

We are under pressure from Trafford residents to service pent up demand for such property and this approval will go some way to relieving the same.

“In line with Government policy which supports the development of mixed use sites, Brooklands Road will appeal to a wide spectrum of homebuyers, from families to older couples and young professionals in Trafford.”
