Making the most of Moss Lane in Sale

10th February 2007 Print
Villafont Homes has received planning consent to build three substantial detached family homes on Moss Lane in Sale.

At the moment, the opportunity to buy a new build family home in the area is limited due to the housing restraint policies implemented by Trafford’s Planning Department.

Sale is however an affluent area with a diverse community of families and prominent business men and women who are loyal to the area. Such buyers are becoming evermore discerning and increasingly frustrated by the distinct lack of quality new build family housing. These factors are forcing housebuilders such as Villafont Homes to raise the bar and service a pent up demand for superior new build homes.

Villafont managing director, Chris McGoff, comments: “In recent times the building of impressive bespoke properties has been standard practice in areas such as Hale, Bowdon and Altrincham, but never before has a housebuilder embarked upon building homes of this scale and nature in Sale.”

Villafont has already received an impressive level of interest in the Moss Lane site, which will comprise some of the largest new build housing ever built in Sale.

As a result of this interest, Villafont Homes will be offering buyers the option to buy a plot of land at Moss Lane through its Custom Build scheme.

The Custom Build scheme is a managed self build project with Villafont retaining responsibility for delivering an immaculately finished individual home, to an impeccable level of finish, synonymous only with the Villafont brand.

Custom Build presents the buyer with a number of advantages, the primary being significant stamp duty savings as the tax is only paid on the plot price not the full market value of the property. Other benefits include not having to manage and pay for costs associated with securing planning permission, building regulations approval, procurement of structural warranties, statutory service connections and general project management duties.

In addition, the buyer will also benefit from Villafont’s professional team of consultants, who will ensure the property is tailored to suit their specific requirements.

There are three plots available on Moss Lane of circa of 3600 sq ft. The properties will be arranged over three floors each boasting five/six bedrooms and private electronic gated entrances. Two will feature double garages and one will benefit from an integral single garage.

Chris adds: “We have received a lot of interest in Moss Lane particularly in our Custom Build scheme which allows purchasers the chance to buy a plot of land and then have an integral part of the build process without all the associated hassle. We have seen the interest in our Custom Build scheme grow due to the substantial savings that can be made and ultimately as a result of our growing reputation for delivering truly bespoke homes to a superior level of finish and specification.”

The company’s reputation for Custom Build is evidenced by Mike Newlin, purchaser of Villafont’s Allingham House, a site in Altrincham for a detached mansion home.

Mike says: “It has been a pleasure working so closely with Villafont Homes on their Custom Build scheme. Allingham House is a stunning state of the art property – it has been wonderful watching the site develop from nothing to what it is now. I have enjoyed being so involved in the project and working with a team of top professionals.”

Chris adds: “Once again we find ourselves pioneering in the field of premier home building. We were the first developer to build true penthouse apartments at Serenity in Sale, incorporating individual lift access to the front door and large areas of external space within the design, and we will now also be the first developer to build truly bespoke, substantial detached new build homes in Sale.”
