Christie Fields is breath of fresh air for Manchester David McLean Homes North West has released for sale its’ impressive new Christie Fields development, just off Princess Road, Manchester. As its’ first foray into creating family homes in Manchester, the developer’s entry into the market will be an impressive one, featuring a range of 30 modern, energy efficient homes, that make up the residential element of a mixed use development of homes, offices and leisure facilities.

The 2.3-acre site is in a prime position, just off the Princess Parkway on Derwent Avenue. The flagship site enjoys a leafy suburban location, positioned near to one of the main transport gateways to Manchester City Centre, and will include a range of features designed to help reduce the homes impact on the environment.

The development of 30 four bedroom homes, have been carefully designed to provide a range of stunning properties that add something a little different to the area’s housing market. The scheme of 2.5 storey homes will consist of two differing but very modern house styles, offering a contemporary take on the Victorian terraced housing that sits just across the leafy, tree-lined Derwent Street.

The Derwent and Darley style homes are designed to offer the best in modern open-plan living, with combined kitchen and family rooms forming the main feature of the ground floor level of each home. Depending on build progress, a range of differing kitchen styles will be available too.

On the first floor, a spacious reception room will allow you to welcome guests in style and comfort, with a bedroom at the rear of the property featuring a “Jack and Jill” main bathroom with access from both hallway and bedroom, as well as a stunning set of French doors and balcony. The second floor provides two further double bedrooms, and a smaller bedroom that can also be used as a study. The master bedroom also features a convenient ensuite bathroom. All properties will have onsite parking, with either integrated or separate garages.

The homes’ energy saving credentials will be impeccable too, with all houses enjoying solar powered water heating, and the latest advances in cavity wall insulation and other integrated features. Using the solar panel system, buyers could save an estimated 60-70% on their water heating bills. Even more importantly, the photovoltaic cell system will help lower CO2 emissions as well, by up to 1 tonne per year*, compared to a conventional boiler system.

For those wanting to be even closer to nature, Christie Fields couldn’t be better placed either - the River Mersey and Chorlton Water Park are also a short distance away, affording beautiful green oases and fresh air in the city, and travel is also extremely convenient for buyers too, with Warrington, Chester and Liverpool all within commuting distance via the easily accessible M60, M56 and M6. Manchester Airport is also less than six miles away. If you’re keen on using more eco-friendly forms of transport, buyers shouldn’t forget that in the next few years, the Metrolink tram system will also extend to nearby Burton Road, offering a low-cost, low-carbon alternative to car transport into the city.

Additionally, the development will enjoy the convenience of being within 15 minutes’ walk of all of the boutiques, bars and cafés and fine dining of Burton Road, Didsbury and Chorlton centres. The area also boasts a number of quality schools that outperform the national average, and four nationally recognised universities are within 5 miles, including Manchester, Manchester Metropolitan, and Salford Universities.

Sue Clark, Sales Manager for David McLean North West said:

“Christie Fields is one of our flagship sites and a rare opportunity for us to make an impressive contribution to a popular and respected suburb. We have worked hard here to offer a wonderful combination of quality specification homes and extremely convenient location at the “Gateway” to Manchester, and we think that the Christie Fields combination will prove very popular with South Manchester’s professional families looking for a modern and energy-efficient alternative to the old Georgian and Victorian terraces that are a staple of the area.”

Prices at the development start from only £319,995 for a four bedroom townhouse with garage. For more information on David McLean or to register your interest in Christie Fields, log on to Davidmcleanhomes.co.uk.
