Take a look in Llanishen

22nd August 2008 Print
Take a look in Llanishen The Boulevard offers residents the best of both worlds; the advantage of living only two miles away from the exciting city of Cardiff whilst also in close proximity to breathtaking countryside and coastline. The open weekend at this traditionally designed Charles Church development, held over the August bank holiday, is an opportune time for prospective purchasers to come and take a look.

Just one of the well built homes on offer, the three storey Pendine consists of a generous living and dining room with feature French doors to the ground floor, as well as a modern yet functional kitchen, which includes Bosch appliances such as a stainless steel built-in oven, hob and extractor hood. A pre-finished softwood staircase, finished in light oak, provides a focus for the hallway. Two of the well proportioned bedrooms are on the first floor, with a bathroom fitted with white sanitaryware between them, and the master suite has the advantage of the whole second floor. With its own en-suite with shower cubicle and separate dressing area, the master suite offers a haven away from the rest of the house.

The Pendine is currently on the market for only £195,000, but this housetype is even more affordable using the FairShare shared equity scheme. This scheme enables the purchaser to buy a house at The Boulevard for only 85 per cent of the price, with Charles Church contributing the further 15 per cent. Using the FairShare scheme the price of The Pendine is reduced to £165,750, and the only proviso is that the purchaser repays the 15 per cent at the end of ten years, or when they sell their home.

The highly popular suburb of Llanishen offers a number of amenities for everyday living, including local shops, supermarkets, a pub, a library and a church. Several health and fitness clubs can be found at the Park Ty Glas business park, as well as a Marks and Spencers department store. Furthermore, to the centre of this residential district is Llanishen Park, providing a blend of woodland, sports pitches and a recreational area.

Nearby Cardiff, just four miles away, offers a wide selection of bars and restaurants and a vast array of nightlife opportunities, including bars featuring live music, nightclubs, theatres and cinemas. Excellent shopping facilities can be found along the pedestrianised Queen Street and in St David's Shopping Centre, a complex housing over 60 stores. The Edwardian and Victorian arcades offer a variety of unique boutiques and cafes, providing specialist items such as organic FairTrade food and drink and designer clothing.

Llanishen benefits from excellent transport connections, with the bustling city of Cardiff only 13 minutes by train, Newport only 15 miles away and Cardiff International Airport only 14 miles distance.

Prices at The Boulevard start from £138,500 or just £117,725 with FairShare.
