New apartments in Warwick are just what the doctor ordered!

Mr Smith (age 31) bought his first place, a waterside two bedroom ‘Dorchester’ apartment, from Laing Homes at The Arena on Lower Cape Road after renting in neighbouring Leamington for some years, but the current reduction in property prices presented him with a deal too good to ignore – and exposed him to service levels way above the norm and far beyond the call of duty.
He explains: “The view out over the Grand Union Canal was certainly a clincher and made the Laing Homes offering stand out above all the other new developments I’d looked at, but when it came to the crunch I needed a little help with the deposit and Laing Homes certainly came up trumps. They bent over backwards to accommodate me and offer best advice and I certainly felt all the way through the process that they had my best interests at heart.
“The sales executives, Gill, Dee and Agnes, really look out for you at what is a stressful and difficult time and I can’t fault them at all really. They were a great help with finding me a mortgage and when it was make or break time they really delivered and enabled me to finally land my dream home – and I would go as far as saying they are shining lights in their profession! There’s a real community feel here and I have talked to lots of the other neighbours, who have also bought here because of the superior location and service levels. I’ll never tire of that view and my partner and I, Laura, just love watching the narrow boats drift by - it’s very peaceful and therapeutic.”
The Arena is a timely regeneration of the old Benfolds manufacturing site and is transforming this part of town with a bespoke selection of one, two, three and four bedroom apartments/homes. Stunning show apartments in the ‘Portland’ and ‘Dorchester’ styles are available to view, while the recently released waterside apartments (not surprisingly, selling like hot cakes) are designed to echo the striking architectural style of former wharf-side warehouses – and sit in perfect harmony with the picturesque stretch of the Grand Union Canal that they front. It’s an unspoilt and idyllic spot because some of the traditional crafts still exist alongside the canal and the old Cape of Good Hope waterside pub nearby (featured in the Good Beer & Food guides) still refreshes passing boatmen as well as the locals – old and new!
Sales manager Jan Titley adds: “We are working extra hard to find ways of helping people like Matt onto the property ladder and I’m confident we have a financial incentives package to suit every taste and pocket. It’s just our way of giving something back and keeping the market ticking over – because despite what all the doom and gloom merchants say it really is an optimum time to buy. The buyer profile here is also refreshingly different – more owner occupation than investor - with a lot of young and mature professionals and also those downsizing because of the picturesque location and the convenience of new build, and everyone seems to get on really well.
“The M40 and A46 are also within easy reach and provide an excellent link to the Midlands motorway network and London, while it’s only a 10-minute stroll (the sales executives have walked it!) along the canal towpath to Warwick Parkway railway station for connections to both the capital and Birmingham.”
Current availability at The Arena includes one bedroom designer apartments with parking from only £129,995 and two bedroom versions from just £149,995. And the new style ‘Claverdon’ four bedroom, three storey townhouse is now available from a mere £199,995.
