South Point, Antiguan boutique condo hotel South Point, Falmouth Harbour is located in Antigua and will operate as a boutique hotel providing apartment rooms with all hotel amenities upon its completion in July 2009.

The development is set in a prime waterfront location and offers a maintenance free lifestyle to owners, residents and guests alike. The condominium hotel is being developed by ROLS Limited, which was established in 2002 by Jeff Hadeed and Rob Sherman.

COMPANY OVERVIEW

ROLS Limited was set up in 2002 as a joint venture between two local business owners, Jeff Hadeed and Rob Sherman in order to develop South Point at Falmouth Harbour. The project is being financed by both the owner’s capital as well as credit from the ABI Bank. South Point comprises 23 apartments, which are being sold as condominium units, each with individual ownership titles, with the option of placing privately owned units in the care of the hotel management company for subsequent operation as a hotel. This system provides a return on the investment for the unit owners, as well as revenue for the management and upkeep of the facility, ensuring maximum appreciation and future value.

SOUTH POINT, FALMOUTH HARBOUR

South Point is a four-star luxury boutique residence hotel and restaurant development located in Falmouth Harbour and is situated adjacent to the Antigua & Barbuda Yacht Club Marina. The development is the only residential waterfront property in Falmouth Harbour, which is the internationally renowned yachting capital of the Caribbean and home to a wealth of world-class mega yachts and classic sailing vessels.

The project comprises a total of 23 rooms, with 20 one bedroom and three two bedroom units. Upon completion South Point will operate as a specialist hotel in order to provide rental income and property management services for its owners. Investment at South Point is anticipated to produce between a 5% to 10% annual return for investors, but owners do have the option of not participating in the rental program. Instead, their unit is reserved and maintained for their personal benefit and use. Prices for one-bedroom apartments range from $655,000 USD to $695,000 USD.

South Point has been designed with the vacation home and investment property buyer in mind and offers contemporary architecture with high specification interiors.
