A gem in the Adriatic

30th January 2007 Print
A gem in the Adriatic It has been said that Montenegro is the jewel of the Dalmatian Coast and is certainly one of the fastest growing tourist attractions in the region. The country has for many years been overshadowed by its neighbour Croatia, however today, it is beginning to steal the limelight somewhat as its economy, tourist and property markets begin to sparkle.

Existing attractions to Montenegro are of a both cultural and historical nature including walking, climbing and wild life holidays and water sports interests. The sailing and windsurfing in this region is possibly the best in the eastern Mediterranean. Sailing in particular is very popular with the British, with over one thousand islands to visit along the length of the Dalmatian coast. As the market continues to grow, and as the tourist base broadens (specialist interest groups e.g. golfers, wine tours and weekend-breaks) so will the tourist season be further extended outside of the natural summer holiday period of May to October.

Montenegro is benefiting from the economy airlines which as of May 2006, started flying into Croatia’s Dubrovnik airport, only a short distance from the Montenegran border. The increase in flights not only means that the number of visitors will rise, but there will also be an even more active rental market for properties in and near to the historic City of Dubrovnik, including the Montenegran coast.

Plans are already taking place in Montenegro for the development of marinas and associated property in the near future, with growth expected to be similar to that of Croatia. There would of course be further gains if Montenegro were to join the EU, with strong capital appreciation likely and a rapidly growing rental market.

Property is clearly one of the growth markets in Montenegro but you don’t have to purchase bricks and mortar to benefit. 4:Property is offering the opportunity to invest in the site purchase, construction and sale of the first phase of a 5* villa development in Boka Bay Tourist Village. This luxury development is the only one of its kind on the shores of the major fjord in Montenegro, an idyllic location with all year round tourism attractions and all within 45 minutes drive of Dubrovnik airport.

The first phase of the 51 villas will commend panoramic views across the fjord and be complemented by the marina and all the facilities that you would expect of a 5* resort. Boka Bay will host private swimming pools and offer full luxury facilities incorporated with each villa including Jacuzzi, outdoor hot tubs and landscaped gardens. To benefit from this development project investors must input a minimum of £50,000 to fund the site purchase and initial development stages of the project in order to reap the expected 30% per annum returns.

Investors are at all time first in line for profits and they are even offered a ‘first choice; villa purchase, whereby each investor contributing £100,000 or more is entitled to a discount of 10% against the selling price of a villa.

4:Property has recognised Montenegro’s potential as a growth market and invites investors to diversify their investment portfolios to include property that can generate significant returns on your capital and create a valuable contribution to your pension or your children’s wealth.
