Second phase nearly sold at ‘The Bay’ in Cornwall

12th October 2009 Print
Second phase nearly sold at ‘The Bay’ in Cornwall With just one plot now remaining in the second ‘Hillside’ phase at The Bay, Talland, these latest sales demonstrate both an improvement in the property market, and the appeal of this contemporary holiday home development of just 42 properties.

Only one three bedroom home priced at £345,000, is now available in the current phase of 17 ‘Hillside’ homes, with the first ‘Sea View’ phase also sold out and close to completion. The final ‘Courtyard’ phase will be launched later this year and potential purchasers can now register their interest and visit The Bay’s new show home, open daily for viewings by booking an appointment with The Bay or agent, Knight Frank. Prices for the final phase will start from around £355,000 and will feature a cluster of stylish eco homes around an attractive green.

Overlooking a magnificent stretch of Cornwall’s south coast, The Bay offers the perfect Cornish bolt hole for holiday and weekend breaks throughout the year, and rests above the rocky coves and small, picturesque beaches of Talland Bay, an unspoilt and ‘hidden gem’ between Looe and Polperro, in an Area of Outstanding Natural Beauty and with direct access to the South West Coastal Path.

Instead of the damp and basic holiday homes of yesteryear, families can now enjoy contemporary, custom-finished homes and hotel-standard facilities year-round, including an indoor pool, sauna, gym, tennis court and licensed café.

And, because The Bay is a safe and private development, owners have all the benefits of the on-site facilities combined with stress-free, ‘lock up and leave’ year-round security. A dedicated management company will co-ordinate everything from the cleaning and maintenance of properties, to arranging on-site letting if required, while a hotel-style concierge service will be on-hand to make recommendations and reservations to help owners and guests make the most of their stay.

And, if you do crave a visit to some of Cornwall’s key attractions during your break, The Bay is situated just an hour or so from The Eden Project, Padstow, Newquay and St. Ives, while scenic spots a short drive away include Fowey, St Michael’s Mount and Looe Island. (The Bay itself is only four hours from London).

The homes at The Bay have been designed by local architects to blend harmoniously with the landscape to create a ‘boutique hotel’ feel. The finest local materials are being used with exteriors finished in a blend of natural Cornish stone and cedar, and each home will come with a 10 year NHBC Buildmark warranty. Room sizes are larger than typically found in holiday accommodation and all feature spacious open-plan kitchens, three bedrooms, oak flooring, underfloor heating and stylish vaulted ceilings.

As well as offering a property investment you can enjoy with all the family, The Bay makes an appealing long term investment choice, with coastal property still in strong demand in good locations. Rental yields have been independently estimated at 7-8%, and a rental guarantee over two years can be provided with the ability for some use by the owner if required. With a reservation fee of just £2,500, no stamp duty is payable on the purchase of the plot or the build cost, and as a ‘self-build’ the properties are deemed VAT free.

Gail Streatfeild of selling agent Knight Frank, adds: “The west country holiday homes market has experienced an excellent summer this year with sales exceeding expectations for what is traditionally a quieter time of the year.

Buyers fed up with their money not making any interest in the banks are turning to holiday let investments, which give the opportunity to make a return from their investment as well as using and enjoying them for their own holidays. Luxury developments like The Bay are popular as they tick all the boxes whether they are buying to use it themselves or renting it out, as the on-site leisure facilities and proximity to the sea means there is something there for all the family.”

The Bay offers a perfect way to recreate those childhood memories with your own children, allowing them to enjoy hours of exploration, crabbing, rock pooling and picnics on Talland Bay’s secluded sand and shingle beach. Then, when you return to your holiday home, children also have plenty of large open spaces to roam, play tennis and swim, all in a secure gated environment.

The development at The Bay recognises the importance of being in keeping with its landscape. Built on the site of a former caravan park, it has already won awards for its use of natural, local materials, and the skills of local craftsmen. Eco-friendly features include solar heating for the indoor pool, economical underfloor heating, superb insulation and natural, eco paint finishes throughout.
