A helping hand for buyers in Heywood

A range of great deals await househunters at Taylor Wimpey Manchester’s Heywood development Hey Mount, which offers affordable properties close to the town centre and ideal for Manchester commuters.

With generously sized homes from £76,495 in an already established neighbourhood, it’s no surprise that nearly half of the 76 properties at Hey Mount are now sold. Deals such as part exchange, shared equity and deposit help through the Friends and Family Advantage scheme have been helping buyers since the development launched in April last year.

One family who benefitted from Taylor Wimpey’s part exchange scheme are the Wrights, who moved from across Heywood to a brand new three storey, four bedroom Mobberley home.

Debbie Wright says: “We were looking for a bigger home in a nicer area and I just love it here. I’ve never lived in a three storey home before so that really appealed to me – having our lounge on the first floor with the Juliet balcony overlooking the back garden is great.

“The part exchange scheme was brilliant for us and really made the move go smoothly. I’d highly recommend it.”

Anthony Mansfield, sales and marketing director for Taylor Wimpey Manchester said: “The part exchange scheme works brilliantly for people with a home to sell like the Wrights. For Debbie and her husband Paul we managed the whole process of buying the home for them, and by buying their old home it meant that they were not in a chain and could easily proceed with their purchase at Hey Mount. There was no stress involved for the Wrights, leaving them more time to think about their great new home.”

Debbie adds: “We’ve lived in Heywood for ten years and this is our home now. The boys play for the local football team, Roach Dynamos, and my husband Paul coaches one of the teams and we’re very happy in the area, so Hey Mount was ideally located for us.”

Heywood town centre is within walking distance of the development, offering all of the local amenities important to a family, such as a Morrisons supermarket, a bakery, Lidl, local trade shops plus a vets and small eateries. Work is also due to finish soon on the new £10.3million Heywood Sports, Culture and Leisure Village on West Starkey Street.

Located on Mount Street, just off the A6046 Manchester Road, the development is also just a short drive from the M60, M62 and M66 motorways – ideal for access across the north of England. Hey Mount is also close to lots of areas of open space, including Queens Park, Castle Hawk Gold Club, Springfield Park Golf Club and Lords Wood.

Another scheme available at Hey Mount is Easy Start. Easy Start gives people the chance to own a home for only 85% of the price. Buyers will own 100% of their home but pay only 85% of the price – with only a 5% deposit necessary. With Easy Start, buyers would expect to pay a mortgage of around £470 per month for their brand new property at Hey Mount.

The Recommend a Friend scheme sees purchasers earning themselves a tidy sum if they recommend a friend or family member to the development. Both the purchaser and friend will receive £500 each when the friend completes the purchase of their new home.

Lastly, the Friends and Family Advantage scheme is a great way for first time buyers to get on the property ladder and earn their nearest and dearest a bit of money. Family members or friends can put forward a deposit of up to 20% of the property price and they will earn 5% interest on their deposit for 5 years, leaving them with a tidy sum and you with a brand new house.

The four bedroom Cranage and Mobberley show homes and two bedroom Lyon show apartment give visitors to Hey Mount a great idea of how their new house could look, plus with many of the homes already built, visitors can get a real feel for the development.
