Renovation specialist targets buoyant luxury residential sector

Leading interior fit-out specialists Mivan has launched a new brand, catering for the expanding luxury residential market. Drawing on a over 30 years of experience, solid reputation and a £100m turnover business, Mivan Prime is set to raise the bar in the London property world, by offering a fully bespoke service to high net worth individuals and developers, in hot spots such as Mayfair, Knightsbridge and Belgravia.
Targeting £2m to £10m contracts on single unit projects, Mivan Prime will take the client’s architectural and interior design brief, taking it from concept to reality, by tapping into its unrivalled in-house manufacturing facility based at its 11,000sq m manufacturing plant in Co. Antrim, Northern Ireland – one of the largest in the UK. Prime’s team of highly skilled craftspeople create a raft of bespoke structural elements and fittings, including its own architectural metalwork and FSC and PEFC-certified joinery, enabling tight control of the finished product and management of the entire build process. Where many of its competitors sub-contract this work out, Mivan Prime offers a stop comprehensive tailored end-to-end solution for all its clients.
Buoyed by industry statistics that prime London property prices are 23% higher than their ‘post-crash’ low in March 2009, Stephen Mills, Business Development Director for Mivan Prime, is confident the time is right to launch the fresh brand: “We are extending ourselves in a market where we are already very successful,” says Stephen. “The dedicated Mivan Prime brand will apply to the luxury residential sector, and build on our knowledge of interiors, where we understand how to deliver the kind of luxury and quality finish that the elite market demands.
“We have already delivered prime units in central London through our interiors business, and are now offering the capability to renovate an existing home, create an extension or complete a full 20,000sq ft new build to that same superior standard.”
With high business rates altering the market footprint to the extent that office space is being squeezed out of prime areas quickly, developers and individuals are finding it easier to secure planning application and change the grand Georgian and Edwardian town houses from offices back to residential use. The time is now ripe for quality-conscious clients to create superbly designed and finished statement homes tailored to their specific needs – whether it is a minimalist living area or a media room kitted-out with the latest technology.
Operating from its central London office, Prime is taking a proactive approach to this burgeoning London market and has ambitious but realistic business projections, expecting an annual turnover of £30m by 2012. “One project we are tendering at the moment is a £25m scheme and we are currently working on a project in excess of £60m, so we are confident that will happen,” says Stephen. “But while Prime is a new brand, it is not a new experience for us. We ensure project delivery is seamless and because we are not a huge plc, we can offer our discerning clients a fully bespoke, personalised service.”
