As the decorations are packed away for another 12 months and a new year starts, for many 2011 will herald the beginnings of a new chapter in their lives as they decide to move into a new home.

Many will also eagerly await 2011 with heightened anticipation hoping it will steady following the tumultuous year 2010 had to offer!

And anyone wanting to live near Bristol’s vibrant city centre is being advised to consider Crest Nicholson’s Harbourside development.

That’s because it possesses a number of endearing features that has made it Bristol’s premier waterside development. Its location, the variety of styles and oversized nature of the properties on offer all add to its premier status and those looking to move will be hard pushed to find anything better in the city.

On top of all this there are also other benefits that the Crest sales team are keen to highlight, benefits that sometimes get pushed down the priority order when people are looking for their dream home.

In particular the benefits that buying a new property can bring, does, as far as Crest Nicholson is concerned, far outweigh those of an older property.

And with the centre of Bristol dominated by primarily older properties one of the main decisions to make for those looking to move is whether to go with an older property or one that is new.

There are numerous pros and cons for each but with the emergence of new figures released by Crest Nicholson it seems that buying new is by far the best option in the long run.

Built to the exacting standards now required by new home developers, all the properties at Harbourside will help save money. For example the cavity wall insulation and draft proofing in all Crest Nicholson properties will save home-owners a combined annual cost of £190.

Similarly the standard aerated taps, spray taps and dual flush toilets save owners £141 every year.

The dilemma to either go for new or buy second hand is something Crest Nicholson sales and marketing director Susan Young encounters on a daily basis. And although the second hand market does have its attractions to some prospective purchasers, the advantages of buying new does, according to Susan, outweigh the attractions of older properties.

Susan said: “Buying new is the more beneficial option as there are more advantages; there are fewer risks which brings peace of mind.

“The first thing to note is that new properties are more energy efficient with modern heating systems and higher levels of insulation. Stricter regulations in recent years mean that homes now have to meet high standards of efficiency, making the running of the home a lot cheaper.”

This is reflected in the fact that some properties at Harbourside can save a huge £275 every year through condensing boilers and full set of heating controls. The double glazing used on all Harbourside apartments will also save home-owners £140 each year.

“Our latest figures shows that buying a new property will save the average owner a total of £989 each year. That is a phenomenal figure especially in these trying times.”

Prices at Harbourside currently start from £275,000.
