While many of us still aspire to village living, the reality of a move to a picture-postcard setting can often mean compromise. This can come in various forms - from a longer commute to a lack of suitable accommodation.

Period homes, for all their charm, can often leave much to be desired when it comes to providing space suited to busy, modern lifestyles.

However, an address of new homes in Wargrave, a desirable Thames-side village, could be the opportunity so many have been waiting for. While Wargrave, with its historic high street, range of local shops and pubs offers ample village charm; its location, within easy reach of the A4, means commuting to nearby Reading – or into London via the M4 – is perfectly feasible. Add the fact that, while externally these homes have been designed to subtly blend with the characteristics of the surrounding village, inside they offer all the benefits of a brand new home, and you have the best of both worlds.

It’s little wonder then, that this selection of six 5 bedroom homes, known as Wargrave Park, is causing something of a stir. New homes in general are few and far between in Wargrave – in fact, the only comparable development in recent years has been developer Millgate Homes’ 2008 site at another location in the village which, featuring similar homes, attracted interest from families and commuters looking to reap the benefits of rural living.

A similar pattern appears to be emerging at Wargrave Park. With three homes already sold, visitor numbers have remained consistently high since the launch of the Show Home in December. Plus, the feedback from visitors; both local residents and prospective purchasers has been glowing. The combination of exterior design that makes the homes appear to have been in place for many years, and light-flooded, spacious accommodation seems to be a winner and something that the stunning Show Home showcases to perfection.

These new homes in Wargrave have been designed to meet every demand of modern family life and offer the best of both worlds. While the kitchen / family room is a large, open plan space which will undoubtedly become the heart of the home, a separate drawing room, formal dining room and study mean this property has plenty of traditional reception rooms; offering ample space for the whole family to relax and entertain.

The first floor, meanwhile, houses five generous bedrooms; three of which are en suite and benefit from built in wardrobes, along with an elegant family bathroom. As with all Millgate Homes, it’s not just the scale of the accommodation here that is impressive – the finish would be equally at home in a Chelsea town house as it is in this village family home.

The kitchen has been designed to maximise the use of space and fulfil the requirements of a functional room, whilst giving an air of designer elegance. Bespoke, painted floor and wall cabinets are complemented by stone work surfaces and upstands, with a comprehensive range of appliances that include a Falcon dual-fuel range, an American style fridge/freezer in stainless steel, a wine chiller, integrated microwave and dishwasher.

The bathroom, en suites and cloakroom are just as opulent with sanitary ware by Villeroy & Boch, contemporary Vado chrome furnishings and bespoke vanity units with stone tops.

The village location – with its links to nearby Henley-on-Thames, which features an eclectic range of shops and eateries, as well as cosmopolitan Reading – means there’s entertainment in reach for all members of the family. The daily commute is also less daunting than that presented by many villages; central Reading is within reach, as is the A329(M), providing access to the national motorway network via the M4. Wargrave station, meanwhile, offers regular services to London Paddington in as little as 38 minutes*.

Prices for these new homes in Wargrave start at £1.475 million and the Show Home is open seven days a week from 10am – 4pm.
