The Birch family enjoyed a straightforward and hassle-free move with the popular Part Exchange initiative at Taylor Wimpey’s Caldecott Manor development of new homes in Rugby.

When Mark and Julie Birch decided to move to a bigger and better home to accommodate their growing family, they steeled themselves for a long wait to find their perfect place and to sell their old property in Rugby.

Lucky for them, then, that curiosity led them to walk the short distance from their three-bedroom house to Taylor Wimpey’s Caldecott Manor development of apartments and houses for sale in Rugby – because not only did they instantly discover their ideal home, but they were able to make their move much sooner than they thought!

“After our second child came along last summer, we decided that we’d outgrown our previous place and needed to find somewhere bigger,” says Mark (37), a store manager for soft furnishings retailer Carpetright in Coventry, which is an easy commute from the development of property for sale in Rugby.

“We initially assumed it would be at least a year before we’d be able to move, because it’s not easy to sell a property in the current climate – we’ve seen the same ‘For Sale’ boards up in our street for quite a while.

“That was until we had a walk round to Caldecott Manor to see what was on offer, and the moment we saw the ‘Kenilworth’ showhome, we knew that was the property we wanted. The sales staff were fantastic and they told us about the Part Exchange scheme, which meant we were able move quickly and easily with the minimum of hassle and fuss.”

Under the Part Exchange initiative, Taylor Wimpey offers customers the market value of their old property (based on the average of independent professional valuations) off the price of selected new homes.

With the leading housebuilder as their guaranteed buyer, the customer has none of the usual property-chain headaches to worry about, and they are free to relax in their current place until they are handed the keys to their new Taylor Wimpey home.

Within eight weeks of reserving their four-bedroom detached ‘Kenilworth’ house at Caldecott Manor, Mark and 34-year-old primary school teacher Julie were settling into their brand new home with their two children, Daniel (two) and Lewis, who was born in July 2010.

“The simplicity of Part Exchange was just fantastic,” says Mark. “Because we didn’t have our old home holding us back, we could choose the plot that we wanted and then stay in our old house until we were ready to move in.

“We received a good price for our property and we didn’t have any of the usual estate agents’ fees or valuation fees to pay. It couldn’t have been much easier!”

The ‘Kenilworth’ is just one of a wide selection of spacious houses available to purchase now at Caldecott Manor, and visitors to the development can experience the lifestyle they could be enjoying in this impressive property by visiting the beautifully decorated showhome today.

The four-bedroom ‘Kenilworth’ is priced from just £249,995 and benefits from four good-sized bedrooms, three bathrooms, a large kitchen, a generous lounge, a dining room and a handy home study, plus a double garage and garden outside.

Mark adds: “It’s an ideal home for families and we love how spacious it is. In my previous experience of new-build properties, the bedrooms can be quite small but here, the smallest bedroom is bigger than the second bedroom in our old place!

“It’s really convenient having two en-suite bathrooms and I appreciate having a separate dining room along with a kitchen/breakfast room, as well as a study, which means we don’t have to convert one of the bedrooms into an office space.

“We were a bit worried about how Daniel would take to the move, but he’s really enjoying his new room – and he’s looking forward to getting out into the garden in the summer!”

Caldecott Manor is a prestigious development on the outskirts of historic Rugby, close to waterside walks along the Avon and Oxford Canal as well as the beautiful Warwickshire countryside.

Commuters will appreciate the development is just a few minutes’ drive from Junction 1 of the M6, while Rugby train station is just a short walk from the development and offers rail links to London in 50 minutes, Coventry in 12 minutes and Birmingham in just under half an hour.

Elliots Field leisure and retail park is also within walking distance, while plenty of shopping opportunities are on offer at Junction One retail park and in Rugby town centre, where a wide selection of pubs and restaurants can also be found.

Rugby offers an excellent choice of schools, including the opportunity of a grammar school education for children who pass the 11+, while Rugby School is one of England’s oldest and most prestigious public schools.
