It’s available to first time buyers or people wanting to return to home ownership, provided their household earnings are less that £60,000 a year.
FirstBuy could reduce their initial outlay to just £140,796.
For buyers who may not be eligible for FirstBuy, or for those opting for a property which has not been allocated under the scheme, Lovell has made its own shared equity scheme available on selected homes. This provides buyers with an interest free loan for 15% of the purchase price for up to 10 years, helping those who may be struggling to get mortgage.
Elaine added: “This shared equity scheme is a great option for buyers who may otherwise be unable to get on to the property ladder in the current climate. There’s no interest or rent to pay on the deferred 15% and they have up to 10 years to pay it back.
“The scheme also means they only need a 5% deposit and therefore need only apply for an 80% mortgage, giving them access to some of the best rates around.”
This could reduce the initial outlay on selected homes to as little as £149,570.
The amount repayable is calculated as a percentage of the market value at the time of repayment, which could go up as well as down, giving buyers extra piece of mind against negative equity. Repayments can be made at any time, giving buyers the option to pay more when they have more funds available.
