With rental returns of up to six per cent, Berkeley is hosting an investor event at its flagship waterside development, Victory Pier in Gillingham, Kent on 24th November from 11am to 4pm. Potential investors will have the opportunity to view plans of the latest phase and take a look around the showhome, along with getting practical advice on investing at the development from an independent letting agent. There’s also a special incentive for those who reserve on the day, with a guaranteed rental scheme on selected plots.

Richard Elliot, Berkeley sales and customer relations manager, says: “With over 60 per cent of buyers choosing to invest in the first phase of Victory Pier and many off-plan sales to investors in the latest phase, Marina Heights, we’ve decided to hold an open event for investors who want to expand their current rental portfolio as well as people thinking about making their first investment.”

James Leuschner, director at Regal Estates, letting agents at Victory pier, adds: “Investors who bought early on in the development are already seeing rental returns rise since the initial launch. There’s also a number of parents choosing to buy so that their children have accommodation throughout their time at the local universities.”

A couple who are already reaping the rewards from their early investment at Victory Pier are first-time investors, Tony and Sally Smith. Tony says: “We’d talked about investing for a long time, but despite our many conversations, we never actually got as far as investigating our options or looking at developments. As soon as we saw the hoarding go up at Victory Pier however, we decided to register our interest and look into it further.”

Sally continues: “We were so impressed by the location and the plans for the waterfront that we found the prospect of purchasing a property there instantly appealing.

“We felt that The Boathouse was setting the tone for the rest of the development, so we were keen to invest early on to ensure we didn’t miss out. We wanted a long-term investment that could possibly double as a starter home for our children later down the line if necessary.”

Construction of the second phase, Marina Heights is now well underway, with completions expected summer 2013. Already, 17 homes have been reserved off-plan including four buyers who rented in The Boathouse and loved the development so much; they’ve decided to buy in the new phase.

The development is regenerating this 20 acre site into a vibrant waterside community set within beautifully landscaped grounds overlooking the River Medway. Once the regeneration is complete the new waterfront village will include 800 new homes, 24,000 sq ft of retail and commercial space including shops and restaurants, a 120 bed hotel and new marina style moorings.

Prices start from £114,950 for a Manhattan suite, from £129,950 for a one-bedroom apartment, two-bedroom apartments start from £174,950 and three-bedroom apartments start from £260,000.
