St. Modwen makes its mark at Wembley Central

St. Modwen, UK regeneration specialist, has announced four major deals at its Wembley Central development.

The deals include: 

A 16,000 sq ft full-line Tesco Metro 
Sports Direct in a 10,000 sq ft unit 
The Gym in a 10,000 sq ft unit 
A 16,000 sq ft anchor store, pre-let to another national retailer in the final phase of Wembley Central (construction is due to start in late November 2012)

The 16,000 sq ft anchor store forms part of the final phase of St. Modwen’s regeneration project. This phase will also include an 86-bedroom Travelodge with a bar / restaurant, 38 new private apartments and an upgraded Wembley Central station. Planning consent for this final phase, which will overlook the public square adjacent to Wembley Central tube and train station, was granted earlier this year and it follows the delivery of a new public square in 2009, 85 affordable homes and 117 private apartments, as well as the refurbishment of a 23,000 sq ft office building, Ramsey House, and 92,000 sq ft of retail space, occupied by Iceland, TK Maxx, Brighthouse and Everything Everywhere. The new Tesco Metro is set to provide a new foodstore anchor for the development, complementing existing and new retailers and bringing more customers to Wembley Central.

Killian Morris, senior development manager at St. Modwen, explains: “Our vision is being realised at Wembley Central. It has been transformed from a tired 1960s shopping centre into a modern, bustling retail location that will have 24-hour activity with the new gym and hotel. These latest deals reinforce the impact our investment is having in establishing a new heart for the town centre, with national retailers being drawn to a reinvigorated retail core around the train station, public square and new precinct. The built scheme is now almost fully let and we have key pre-lets in place for the final phase, including Travelodge, as we prepare to start construction in late November. We expect high levels of demand for the 38 private apartments as all 117 built in our first phase have now either been let or sold.”

Situated in the heart of Wembley town centre, the Wembley Central development will provide 150,000 sq ft of retail and leisure space when complete. The scheme also benefits from the provision of its own secure 24-hour multi-storey car park and the immediate proximity of Wembley Central tube and train station. It includes 23,000 sq ft of modern office space and a total of 155 private apartments set around an attractive public square.
